I think not. But I myself am still surprised by how many "out-of-towners" are buying this kind of property in St. Louis. When I tell people I bought a vacation home in St. Louis they go down a list of other places I skipped such as Miami, LA, Las Vegas...



I wish St. Louis did more to market itself nationally. Whatever happens in St. Louis...

The Park East Tower a bargain? The Chase Park Plaza residences are coming on line and either the market has appreciated substantially or the Plaza is charging quite a premium for the name and their long list of amentities. With prices between $372-$623 a sq. ft., their cheapest units on low floors facing North are even more expensive than the Park East penthouse units with views of the park or downtown (excluding those two awesome true penthouses on the 24th and 25th floors).



I can't wait to see the floorplans when they come out on November 1st.

They have to make up for the extra investment in brick and mortar, where the park east tower saved cash by using a thin layer of glass on one wall.

I don't get this - they're not building the Chase, just converting apartments into condos.

On a different note - a friend suggested that one downside of the Chase units is that the electric and plumbing will still be outdated. I wonder if this is true? Does anybody know if they will be updating what's inside the walls as well?

Yes, I was joking, and although it obviously wasn't well thought out or delivered, it went down better than a certain major politician's recent joke.



back to the topic, the website is up. I haven't checked it out yet, but it does seem to have some content, including a 23 page pdf file of floorplans.

There are a lot of Chase units on the realtor.com website.

When I was in the sales studio about a month or two ago there were quite a number of the penthouse and more expensive units that had sold.

Does anyone have any idea how the sales have been in the past month or two?



Also, if anyone is interested in the Chase and hasn't seen the demo units, stop by, they're worth a look.

Don't know what date this would be, but after two months of sales, 32 of 87 units are reserved. Price points are between $380 and $640 per sq. ft., but more towards the upper end. Several units have been purchased to combine. Average absorption of 17 units a month. That is quite good in comparison to other projects. Park East only sold a little more than five units a month.

I hope people in here realize that speculation/ flipping is a nation/world wide occurance. This isn't just, oh jeez, a lot of these people aren't really moving there, these are just speculators trying to make a buck. This is normal. Look at Las Vegas right now, whoops.

With this project being part of my neighborhood, I am both excited and disapointed. I am excited as these condos will be among the highest home values in the area and will bring a new demographic of people to the CWE. However, I am disapointed because this project took away the apartment residents. The apartments were probably the most diverse community in St. Louis-with medical students, law students, elderly people, and sports figures. For some residents I'm sure it's hard to move out as some people had been in the building for over 25 years.

Ummm, that means they'll move elsewhere and continue to drive demand for other areas in the city... Really, do people not get this concept? We have entire abandoned sections of this city... I think we should be OK with a building as spectacular as the Park Plaza not being filled with elderly people and grad students... :roll:



I have also heard the demo units are incredible. This building is TEN TIMES better looking than any new highrise in Clayton, imo. This is one of the few highrises, from st louis that could sit on Central Park in NY.

I think all the apartment buildings along Kingshighway would be right at home on Central Park West. The Parc Frontenac and the Montclair on the Park are very "New York" with their stairstep rooflines. In fact, their mid-century design is extremely rare outside New York City. This style is almost non-existent even in Chicago. St. Louis is lucky to have these babies. And of course, the Park Plaza is the crown jewel.

yes, I completely agree. I was wrong with my "only or few" comment. St. Louis has TONS of old cool looking highrises that most cities lack. the row on Lindell is one of my favorites as is the row at Spring and Lindell.

And don't forget Skinker Blvd. It would be nice to add a couple more along that stretch, but NIMBYs have stopped all recent proposals, so I doubt any developers will try again for a while.

Last week I was listening to the news on the top of the hour on KMOX. During the business news they indicated that a Dallas firm was being brought in to open a $2+ million dollar gym and fitness center for Chase residents.

There is a new website and running with information on the new health club coming to the Chase...it appears to be a knock-off of the Sports Club/LA found in New York, Boston, LA, etc. It will be named Sante, French for to your health. From the rendering it looks pretty impressive.

Visited Santé at their booth at the Health Living expo. Looks very sleek-I got a membership. Although it is a bit pricey ($84/month), I have 30 days to use the club and then cancel. BTW, they're opening Feb. 4th. I got fed up with Wellbridge in Clayton and have decided to try Santé.
