I'm surprised they, or someone, didn't salvage all that granite.
The demolition is nearly complete, just one cement wall of the basement remaining.

Okay, there hasn't been much of anything going on for weeks. What's the deal? There were notices posted all around the neighborhood for a public meeting at City Hall regarding the re-zoning of this parcel. So it seems obvious to me that yet again, the city has torn down a building before the new development was a done deal.

My guess is that this project will be delayed a bit, but will eventually get built (at least in some form). The location's too good to sit idle for long.

What prompted my "this is St. Louis, after all" comment is that in typical St. Louis fashion, a building gets torn down with the promise of a new development, and then the project falls through and we're left with empty land.

Bottom line-- if existing structures are going to be torn down, developers should be required to have financing before demolition occurs, or else face hefty penalties. Was it really necessary to tear down the 4Hr Shirt Laundry building before the Skyhouse had met its pre-sales goals? Did the sight of an empty lot help entice buyers? What a waste.
I think the reason that buildings get torn down is that the developer does not want to pay property taxes on a vacant building.
My only concern with this property is the developer. Being rental it should be fine in the current market.

All three of you make good points. Which just goes to show how complicated large-scale real estate development is. Sometimes I'm amazed anything gets built at all.

I walked past the site yesterday. The good news is that you don't have to worry about mosquitoes anymore, as the water in the bottom of the hole has now dried up completely. Meanwhile, the south slope of the excavation is sprouting an interesting selection of weeds, some standing several feet high. The bad news is that there's still no sign of any construction activity whatsoever other than a couple of empty trailers that have been parked on the east side of the site for several months.

I hope it does actually happen. That piece of property is to valuable to just sit. They should get started if they want to take advantage of the prime rental season a year or more from now.

I think it was just a Spiritas Sign... I don't know what they are going to do with this site now, it's just sitting...
I've often wondered how developers like Mills manage to make money. The massive amounts of holding costs have to take a good chunk of profit. That's why they tore the building down. They needed to get rid of the cost of the building. We'll see how long this building will take now with the lack of credit available.

It scares me to think how long this may take... The CWE is a really nice, populated area and I'm surprised this lot just sits..
