Now that we've heard elsewhere in these forums that bids will soon go out for The Laurel, is it safe to assume the project hasn't changed in terms of scope and content? In other words, are we still talking about residential, an Embassy Suites Hotel, and retail on the main level?

From what I have heard about the plans, it is still basically the same except for a transition to rental apartments.

Right on Matt. The scope remains the same although the mix of uses has shifted proportions, not to the detriment of the project though.

A temporary MLB merchandise shop is opening in the old sales office.



I'm surprised that St. Louis Centre isn't being used for anything as it was with the Final Four, but I guess that was a significantly larger event than the ASG.

I hope the signage has improved in the last couple of days, because the last time I drove by, there were handwritten pieces of paper in the windows. That said, I can't be too hard on whoever's running this place, though, since people in the signmaking business in this town must be a bit overwhelmed with all of the ASG banners! :wink:

I love the movie theater option. I would still like to know why residential is off the table, though, especially since the renderings for The Concord made the project seem so promising in the first place. I'm sure demand is a likely issue, and this is just my personal opinion, but I think St. Louis will bounce back from the recession relatively fast. It seems like there's an opportunity to get ahead of the curve here relative to other stalled developments, but I'll just be happy as long as the finished product contains as little parking as possible.

I like the movie theater as well, that would be a welcomed addition to DT. So for those that were at the meeting, is the only real news on this project that they are still trying for financing? Do they seem optimistic?



Any timelines for when this could potentially start?

Someone (can't remember who) Twittered that St. Louis Centre will not be a parking garage eyesore as we might expect but instead a mixed use building that will include parking in the middle floors. Parking decks would not be visible from the street.



That would certainly be better than an ugly garage with street level retail.



The whole project is to be reoriented to Washington Avenue (In other words...sorry Sixth Street, you will forever be ugly).

There are bigger plans for St. Louis Centre than merely a parking garage. The parking garage component was a bone for the US Bank building in lieu of the proposed garage at the Ambassador site. By providing adjacent parking for the US Bank building, St. Louis Centre qualifies for funds that will also be used to redevelop the mall. Let's hope this project goes forward. However, after so many disappointments, I'm invoking the "Show-Me" rule for this mama.

Macy's a block south is still open right? I'm guessing they'll have to take that bridge down as well, since you can't have a bridge leading to nowhere once the mall is demolished.

Do you guys foresee any problem demolishing St. Louis Centre? It's kind of wrapped around Once City Centre isn't it?

They're not tearing down St. Louis Centre. They're stripping it to it's bones and rebuilding it as a parking garage with retail on the ground floor.

Yeah, there shouldn't be any structural issues with the re-purposing of St. Louis Centre or the re-orienting of the One City Centre entrance from Sixth Street to Washington Avenue. Once construction commences I would have to think we'll see quick progress.

I cannot say the same for the skybridge, but I can certainly hope DeBaliviere's good source is right about the demolition date.

STLCB, Macy's is still open, and hopefully will be for the foreseeable future. I haven't been there in a few weeks, but work should begin soon (if it hasn't already) to downsize the store from seven to three floors and renovate the remaining space in the process. As much as I hate to see that happen, it's probably necessary to ensure the store's future as in-store traffic there has declined since the regional headquarters (former May Company headquarters) was eliminated.

I hope you are right! I know not everyone is pumped for this project (design/parking garage etc) but I can't wait to get this thing started. It is such a dead zone.
