The Jack Rabbit Candy bldg is being nominated to be listed on the National Register of Historic Places.

Drove down Locust from Jefferson yesterday and there was a lot going on! Seemed like very other building was in some stage or repair. A lot of the facade is off the Packard building and you can get a nice look of all the ornate plaster work inside on the first floor.
That's good to hear. I've always hoped this street would come back to life. Perhaps all of the projects will help do it. Some good infills would too.

I noticed a sign yesterday announcing a new residential projects for the big blue building at the northwest corner of Jefferson and Washington. Does anyone have details or a rough time line?

From an article in the Post about a year ago:
Hillin is partnering with McGowan & Walsh LLC to turn the former Guth Lighting complex of five buildings into 60 rental apartments.
Apartments will vary from 800 to 1,200 square feet. Inside, a full-size gym is planned.
Hillin's firm, Jacob Development, and McGowan & Walsh co-own the property. For now, the building is being called the George E. Walsh Building, named for the father of Nat Walsh, a partner in the firm.
Financing for the renovation, projected at $20 million, has yet to be worked out, Hillin said.
The apartments will be aimed toward young professionals and students, because of the proximity to St. Louis University.
"We're pushing the area with one of the first projects on the other side of Jefferson (Avenue), and it lays out perfect for rental units," he said. "It's farther west and not in the core of loft development. I think we can create a community for the old Guth buildings."

i agree, that would suck to see this restaurant get booted out.
With all of these developers trying to fill first floor retail space, I doubt that Everest will be "booted".
More likely they will be offered space in another building that has already been rehabbed, likely owned by the same landlord. It's pretty difficult to gut rehab a building like this around a single tenant.
It seems to me that developing the area as a neighborhood could really make it competitive. Some don't want to live in the heart of downtown. The western area could provide a great transition. Lots of potential for creative design that would make it happen.

Did you guys see the banners on those cottage looking buildings? If those plans come to fruition then that will be a great asset to the loft district to really complete it.

I assume you are talking about the Tudor Building? At the Adler Lofts, they had a couple of display boards of the Tudor Building showing the streetscape along Washington and Lucas (It is the same developer - Robert Wood). Apparently they are going to widen the sidewalks, add median planters, and new streetlights like Washington Ave. further east, etc. The building will have a mix of restaurant/bars and retail along both Washington and Lucas.
The agent at Adler said they are going to start on the Tudor Building and street improvements this year. She said they already had a letter of intent for one space. I think she said it would be done next year, but that is coming from an agent...

The original plan for Packard had Mike Shannon's daughter-in-law (I think) opening an Italian restaurant there. I haven't heard anything about that in a while and I know they had to make a lot of changes to what they had originally planned with that building.

The original plan for Packard had Mike Shannon's daughter-in-law (I think) opening an Italian restaurant there. I haven't heard anything about that in a while and I know they had to make a lot of changes to what they had originally planned with that building.

The "light blue" building at Washington & Jefferson is the former Guth Lighting warehouse. It is now called GEW Lofts and is, indeed, being developed by McGowan Walsh. GEW are the initials of Nat Walsh's father. This project is now a For Sale development and not rentals. They did, originally, plan to make these units rentals but have officially decided to go For Sale. However, I assume they reserve the right to change their strategy based on "the market" and such. Depending on how their financing is structured, they may or may not have the option to make a change from For Sale to Rental. We'll see...
The West Washington area is absolutely taking off. It will be a vibrant and thriving area inside of 12 months. Packard occupacy is expected in 4th Quarter 2006 and that'll be 33 units - some 50 or so residents I'd assume. Motor Lofts will be occupied in 2nd Quarter 2007 with 75 units - some 100 or so residents. All scooting around town between West Downtown & Wash Ave Loft District on their Popcycle motor scooters!
Robert Wood is heavily vested in the West Downtown area and moving projects forward with a pretty good team. Once you pass Jefferson, you get in Integration LLC territory and they own a ton of property, from what I understand. It IS happening.
There may be a daughter-in-law of Mike Shannon's who is opening a restaurant in the lower level of Packard but I can't say for sure. I've not heard of any plans for the LL of Packard as of yet. I can say that Erin McGowan is definitely not the proprietor - though she is a powerhouse and could do it if she wanted. Erin is, however, busy being a great mother to three McGowan children.

I really like the area west of Jefferson to Grand Blvd. It has small or few storied buildings but the architecture makes for such a nice and neat neighborhood.
I wonder if we could ever expect 100,000 people living between the Mississippi and Kingshighway and I-40 to Washington or another street or two north?

Yes, the "ugly pebble" facade is hidious! That facade is coming down and the building will be restored to it's original grandeur. You can see renderings at www.motorlofts.com.
It'll be very green down there. McGowan Walsh has plans for LOTS of greening down in that area. In fact, Kevin McGowan is the one who founded Urban Roots - the group responsible for the greening of Washington Avenue, Kiener Plaza and downtown in general.
