Overall looks pretty good, the garage isn't terrible, hopefully there will be some retail on the bottom. I do hope we end up with a modern aesthetic in addition to the faux historic look on some of these buildings. It fits well with the other older brick warehouses in Lafayette Square, but I'd really like to see some more glass and maybe a bit more height along Chouteau.

So the phase one is townhouses and an apt. building... I take it they're both off of Chouteau on the southern part of the parcel closer to Lafayette Park?

I agree on the garage isn't terrible and the project as rendered seems to fit well. Even more so if you consider what the corner was like when Praxair was running out there. I do think the height is right. Nice transition from the single resident in Lafayette Square to a solid denser feel along the main arterial across from downtown. On another note, it appears the 14 Townhomes will be called “Lafayette Reserve”. The first phase will center around the 2300 LaSalle block and Missouri and Hikory. The remainder could come in pretty short order as well.

Here is 2300 LaSalle. From the Preservation Board. It says that there will be retail space but the floor plan doesn’t appear to show it.

Bill Odell says that these renderings are still preliminary but final design details are being worked out. But they are getting close. Site prep will continue with the final design being revealed around the ground breaking in June.

Interesting that they're adding so much more office. The original proposal had called for 84,000 square feet if my records are correct, and the new phase two has more than twice that at 200,000.
^ HOK looking for some more space or maybe the principles have something in mind?? or just the running development theme right now until some square footage is built & leased for the demand that is out there at the moment?
Curious how the hotel plays out for this development. Name brand, boutique brand out there, or maybe even all new standalone. You had a big pull back in rooms and now slowly but surely a build up of hotel rooms in the city hotel room by hotel room, from the downtown boutique with Gils adding more rooms in going after Chemical building, to Midtown connection proposed hotel on Jeff Ave, Midas build out along Forest Park Ave, to CWE hotel at York Ave pulling a demo permit., so on. The plus side for hotel rooms is that it looks like city & county are on board for CVC convention expansion and Taylors might be building a soccer stadium. Another plus $400 million dollar worth of investment in downtown that supports hotel rooms.

I think this could really take Laf. Sq. to another level following years of infill in and around the neighb.
Here is a little higher quality rendering of the birdseye view. The bridge thing between the garage and the hotel appears to be a sign of some sort. The second rendering is of 2300 LaSalle when viewed from the North. Because 2300 was designed by HOK, I assume the other buildings will carry a similar look.
I notice that the corner building is set back from Jefferson/Chouteau. I suppose this is in response to the neighbors who wanted the dentist office across the street torn down to "improve visibility" for drivers at the intersection (now occupied by stupid QT).

PD reporting that preservation board approved the 5 story apartment building in first phase. Cost reported seems low but don't know what is reasonable on square footage cost

Odell said an additional 14 detached town homes will be constructed as part of the first phase. But much of the initial work requires upgrading the old utilities and other infrastructure in the former industrial area. Odell said the group hopes to begin a 150-unit apartment building on the Praxair site early next year, but timing will depend on the infrastructure work. A new public park would be added around that time.
They’re cleaning the Vanguard Truck site out now and hope to announce plans for that portion of the area soon, Odell said. Other developments for the remaining pieces of the site will be announced later, he said.
