^Yes, I believe that's correct.

^They've been pushing dirt around for a few weeks now. It's a lot harder to get excited about the end product now than what was originally proposed.

another Dierbergs? Is there not one already not far away? Residential? Lets get some trees planted to have any residential be more appealing
- 474
It's a little way to the nearest Dierbergs, but 5 are within a 10- to 15-minute drive of this location without traffic.
There's Schnucks and Aldi a stone's throw away though so it won't add any utility other than to be able to shop all the stores for the best sale items. I'll be interested to see who they get for the other storefronts and the outbuildings on the property.
The residential seems really unappealing given the number of houses they are cramming into the available space.

^Agreed, but if I did the math right the density worked out to be more or less identical to the rest of Crestwood. Which ain't saying much, but man was there pushback against the early apartment ideas.
- 474
Yes, I don't think any apartments (other than senior living) will ever be able to be built in the Lindbergh SD with the way they come out against it.
- 6,117
^I don't begin to understand why people think apartments are such a problem. It's as though they don't want more students.
- 1,793
Because they are bigots. They do not want students who live in an apartment. Those types belong in the Lemay district.
The Lindbergh SD's success depends on exclusion. Supernintendo Simpson said so.symphonicpoet wrote: ↑Apr 21, 2022^I don't begin to understand why people think apartments are such a problem. It's as though they don't want more students.

^Oh, I remember the crap, I just don't fully comprehend the logic behind it. He should have been fighting the TIF, not the apartments. Fools all of them.
The way I'm reading it he is saying that exactly. Saying that they'll have a bunch of new students with no money to pay for their education. Then he says that the businesses within the development won't be able to pay off the TIF because there isn't enough retail (registers?). Although he said 2 buses which doesn't sound like that many students. How many kids on a bus? 50? Per the article they spend 10,067 per student so two buses would be about a 1,006,700 per year. I don't care to look into their financials but maybe that is significant compared to their budget.symphonicpoet wrote: ↑Apr 22, 2022^Oh, I remember the crap, I just don't fully comprehend the logic behind it. He goes beyond the prospect of the TIF diverting property taxes to the TIF bonds instead of going to the school district.
Lindbergh officials also are concerned about the “transitory nature of apartments.”
“… There’s no way you can get around that,” Simpson said. “Apartments are month-by-month rentals. I know there’s leases there, but … the turnover rate is huge in apartments.”
That’s a real concern to district officials because with students coming and going, it’s very difficult “to keep them highly educated …,” he said. “It’s something that Lindbergh hasn’t experienced before. It will introduce a new dynamic. That concerns us. The transitory nature of the students that we would get would be a second concern behind the lack of funding.”

jesus christ. when did the RFT comments become such a complete toilet bowl? i think it's worse than stltoday. the handful of times i've looked at them in the last couple of years it's been nothing but abject, unrestrained racism and Trumpism. does the RFT moderate them AT ALL?
RFT has always been like that, at least as long as I can remember.
A figurative cesspool.

Yea their public comment section has always drawn the extreme far right wackos. I have never understood people that comment in publications they say they hate so much, I’m guessing they have no life and like attention. And yea it can get worse then STLtoday.sc4mayor wrote:RFT has always been like that, at least as long as I can remember.

What are the chances this lawsuit gets any traction? I understand the point that the original TIF that was approved was for a different commercial use so theoretically, it should go through the approval process again rather than be applied to this new development plan. There have to be some pretty wide boundaries on the TIF rules anyway to allow for changes in commercial makeup after development begins though, right? If a major tenant drops out of a project does it trigger a reevaluation of the TIF due to the change in the commercial makeup of the development? Is the real danger to the development the possibility that Dierbergs won't want the somewhat negative press and will back out of the project?
I realize that this isn't a terribly exciting development, but an actual foundation seems to have been poured over the last few days. There has been a constant buzz of activity too. I'm happy to see a Dierbergs here, but sure wish the project was more like the last set of plans. Will be interesting to see what other businesses decide to open. Just hoping that the "garjiss" McBride homes are tucked away and out of view...

^I love that there's a picture of La Colina in there and there won't be anything like that anywhere near Crestwood. Sure, the individual houses might look similar, but they're going to look positively abysmal sitting on a giant Crestwoodian lot. Opportunity. Lost.
By the looks of it actually, they're putting the houses on pretty tight lots, integrating with the rest of the development. Despite being really ugly I don't think they are that bad in urban form.
Especially compared to other examples of suburban "townhouse" developments which usually amount to awkwardly tall houses in weirdly spaced paths and parking lot seas. Like these ones by the Richmond Heights Metrolink Stop.

^All right. I'd worked out that the housing density of the project was about on a par with Crestwood generally, but maybe that was averaging things out over a larger area than I should have been, given that some of it will be green space and some of it commercial. And while I don't think La Colina is unbelievably lovely, it's certainly better than your average suburban junk.

I’m happy to see the high demand for Crestwood, but camping out for a new shiny McBride? Wow…
