I wonder how much money Greenstreet has put into the building - mainly just the new roof/windows? They get a tenant a lot cheaper than an office build out - still probably expensive for a place to play cornhole though.

Makes sense, and it should do well. The times I went to Recess on weeknights it was fairly busy. Really becomes an extension of the entertainment aspect of Foundry.

Excited to hear about Recess though I still think this would have made a badass open office space. Either way, super excited to see the Armory moving forward again. Definitely big news!

I've always wanted the Armory to be an indoor soccer/volleyball type rec-center, so i guess this is good. Hoping that part of the project is legit. If nothing else it means i'll get to see inside more often than an office tenant.

This makes my day. What an amazing high profile use of this space. One thing I can say about Recess is that the place absolutely printed money.

I sell pretty niche beer and a great account for me is somebody who routinely buys a case a week of one of our products. Recess would blow through five cases a week of anything I sent them.

Plus they charged extra $$ as cover to each person walking in the door, which was a lot of people. Their space was massive and would constantly have lines out the door.

I was salty for a while about them moving to St. Charles but I FORGIVE YOU.

I've always said there really isn't a great 'larger' pre-game place (for any sport) if you don't like BPV, and I think this fits the bill. I do think iTap is a solid larger pre-game spot, having said that.

Well, that guess was a swing and a home run. Only reason I took that guess was because of how Recess was in a Green Street owned building (which made way for Terra) and I know they wanted to open up again somewhere near the Grove. The Armory felt like the best fit.

I'm excited for this. Should be a fun place. As said by others, we need that pedestrian bridge to the Foundry now. This could more or less become another anchor for the Foundry now.

The introduction of Midtown as "College Town" rolls on.

A SLU students path is either
A. Walk to Grand MetroLink, down stairs, through an unlit grass lot, and around the building ... or
B. Walk down Vandeventer, under 64, then along an interstates outer road with a slim and poorly lit sidewalk.

Neither is a trip I’d recommend.

I'm with you too! However, as someone else mentioned upthread...the use proposed now will draw a lot more people into this beautiful building, really showing off a piece of cool St. Louis history to a lot more folks than had it been office space.

Unfortunately the bridge has been nixed for the moment...but hopefully they can find someone to help them fund that and get it going.

At the board meeting, Steve Smith, the developer behind the City Foundry complex just to the north of Interstate 64, asked about the bridge that was originally planned to connect the Armory to his development and the larger Brickline Greenway planners hope to build through the city.

But Morrell said, in response, that the bridge would not be in this phase of construction.

"It's unfortunate because the bridge itself will provide so much exposure to the whole project, the whole Brickline concept, let alone the functionality it's going to create," Morrell responded. "We are going to reach out and come up with a strategic plan to find out a way to underwrite this piece of it sooner rather than later."

It is the perfect use for such a building, provided it pays the bills.

But, assuming they were still going to proceed with their large City Foundry space, this absolutely kills Punch Bowl Social, doesn't it? This is the exact same concept, only 4x larger with far more options...

Option B is direct and can be solved much more quickly and cheaply, especially if you consider the strong possibility of the Brickline greenway continuing east from Cortex along the Metro tracks. They just need to make that one short section of Vandeventer ped-friendly...

^^ I had that same thought about Punch Bowl Social.

^ Also, one could technically cut through the grassy "median" off Grand and jaywalk across the eastbound off ramp as a shortcut. There even appears to be a sidewalk wrapping around that one-story building where they want to build apartments eventually. Not saying it's safe, but it would be pretty direct. I'm sure more than a few college kids would gladly risk it.

Ballpark Village is supposed to be modeled on KC Power and Light. The first thing I thought when I saw this was how much it reminds of of KCP&L, save that it's all indoors. Yes, this is a good use of a quirky old arena. It's almost like it was meant for that in the first place.

^ I used to work in downtown KC and this isn’t like P&L at all. P&L wasn’t a place you would go for adult recreation and sports (unless you consider stuck up yuppie kids from JoCo getting shitfaced adult recreation, which I guess it kind of is lol).

Also BPV (Fox Sports Midwest Live!) has many, many brethren from Cordish:
4th Street Live! in Louisville

They also have other entertainment style districts in Houston, Charleston, Norfolk, and Jacksonville.

^My familiarity with KCP&L is fixing a skytracker on the roof. The similarity is strictly cosmetic. They feel similar to someone that would probably never go to either.
