STL neighborhood development blog has the building across the parking lot from Tap Room being rehabbed into lofts

I went to a party there a few years ago, they were raw artist studios and office space, the building was in generally good shape

Hopefully the rest of the buildings around this area Locust get rehabbed. I am curious if I will live to see the day that all the lots around this site get start to get infill.

I also always thought it would be cool if Wash Ave was the super trendy stetch and eventually Locust had it's own personality, maybe more artsy.

Yeah, there are some quality lots for solid infill waiting their day. This area could easily absorb a few thousand new residents with loft rehab and infill. btw, does Downtown West officially end to its west at Jefferson?

^Yeah. DTW ends at Jefferson.

Does anyone know if this will be apartments or condos? The trend is obviously toward apartments, but it'd be interesting and promising to see the downtown condo market start to get tested again.

I heard that as well. Something about nextSTL developing a nextSTL phone to compete with the Google phone and Facebook phone, and opening a brand museum/interactive experience/flagship store in downtown west.

Tim Bryant in the Post-Dispatch reporting interest from several restaurants.
Workers also are removing concrete panels from the ground-floor storefronts to restore their 1916 appearance. Miller said he was in talks with restaurants to occupy those spaces.

Will that be before or after the much anticipated IPO?

^ Great news!  Nice to see the stadium being referenced; hopefully this keeps the ball rolling for developments/rehabs around it.

^MLS Stadium, 1801 Washington, Butler Brother's, 1221 Locust (Home 2/Tru Hotel), 1528 Locust (21c Hotel), the Jefferson Connector project abutting the neighborhood, and now 13 new residential units and retail at 2206 Locust (along with updates to the Lacassian Lofts). Downtown West is on a role. Between this project and Jefferson Connector it's nice to see development/investment getting down to the more granular buildings.
