Did Dwain mention anything about utilties? Initially they told us that we had the choice of Satellite & Cable but I fear he was negotiating a Sat deal with someone and we are not going to have a choice. I'm not sure how good internet speed is with Cat v Cable.



If we are allowed to move in on Saturday, I hope they have the blinds up, the AC on and the closets done as I am not letting tons of construction men wander around my apartment when I am at work.

^You cannot get high speed internet access for one person via Satellite let alone an entire building. It's just to slow to send signals all the way into orbit and back to the earth for satalite internet to be effective. It ends up being only 2-3x faster than 56k modem...and thats for one person. If you get satalite TV, you'll likely get internet access through the phone company.

here's a snippet of email from Dwain on June 16 when i asked about storage and the internet/cable/sattelite. i'm not sure how valid it still is. i did notice a stack of directv fliers outside the office the last time we stopped by to see if they had located our key yet.


Yes there will be storage available for additional cost in the garage but

that will be one of the last things to be finished.

SBC can be your DSL provider if you choose, We plan to have either cable or

satellite, which these providers also offer satellite or cable internet.

The infrastructure is in but not hooked up to the main box yet. This will

not be done till 1st week of July or so.



Any type of internet is additional we just provide the infrastructure to

your unit ( cat 5 cable ).


i'm not anticipating either in place to the point that it's useful even when we're allowed in the building. there was a lot of activity going on this morning when we dropped off a few boxes though. much more than we saw over the weekend.

FYI Molly dropped off utility info and there is no cable being installed in the building. The only thing on offer is Direct TV. Programming package looks great and cheap but you have to buy all the boxes and some "d-stacker" thing for $165 so its expensive to set up. Internet is just thru ATT/Yahoo

a bit of info was slid under our (did i mention i was married to janit0r?) hotel room door sometime in the night. it included:



-a card for the new leasing agent, Molly (did she replace Crystal?!)

-a collection of premise numbers for each unit (perhaps this makes sense to people in the construction business/utilities? there was nothing attached that explained it to a lay person)

-a "letter" with lists of phone numbers for electricity, phone, internet, and sattelite/hdtv. they include AmerunUE (sic), AT&T, O2 Connect, and Globe Cast, with a note that "Water, Sewer, and trash are paid for"

- a DirecTV flier with a stamp for A&D Satellite LLC, the "Authorized DIRECTV Dealer"



The Ameren UE contact information says they are scheduled to be completed by July 15th. I've emailed Dwain (a shame Molly's card doesn't have an email contact on it) to ask how solid that 7/15 is, and whether the hotel stay will be extended to accomidate for the short notice (which, technically we haven't received yet) and the fact that everyone else in the city moving in the month of july will probably be doing so on that date. i expect a "that's your problem" response, but i'm asking anyway.

Chrystal "found a better job" i.e. was fired. She wasn't the most intelligent but I thought she was helpful and at least seemed to care about the tenants unlike her Uncle Dwain! The office doesn't have email but dwains is peoff@sbcglobal.net.



The "premise number" I gave to the Amerun lady which I guess helped them locate our electric meters or something. Who knows. Amerum said they would put it in my name from Friday night but seemed to think the service was already on as it showed repairs were finished yesterday.



The A&D Sat people are coming out to me Saturday morning to get me hooked up with TV. Nothing worse than unpacking with no music/tv on.



ATT can't switch on phone/internet until Monday.



I asked Molly about the garage parking and she said "I don't know". Not the response I wanted. I'd have appreciated "well I don't know but I'll find out".

I still have a construction disclosure and concession document still for you to sign . The rest of group came by the Saturday that you guys were in hotel to sign.



I am not confirming the 15th, The inspector is supposed review Ameruns work if approved then we get an occupancy permit, with out it we can not move any one in. We are hoping for the 15th.



Lofts are still under construction so there will be things that still need finished. I will do a final walk through with each tenant on move in day. There will be small punch lists probably for each unit.



Blinds are still down the road, not sure of day of arrival,a heavy cleaning will be done but not a detail cleaning of the unit. There will be some type of parking arrangement, but if not completed there will be no charge.

What was this document to sign? I hope it wasn't granting anyone access to the units cause I found my unit unlocked and I do not trust them to lock up as well as not lose my beloved pets.



No blinds. Great for people on the courtyard whose bedrooms will be fully exposed.

if i'm not mistaken the construction disclosure is along the lines of "you're in a construction site, wear closed-toed shoes and don't sue us for stepping on a nail" and the concessions is the list of what they will and will not pay for over at residence inn.



his comment about the blinds has me a little extra irked. doing a show for the inward facing courtyard is one thing, saying to everyone who walks/drives down convention plaza "hey, check out my cool, easily accessible stuff!" is another.



i share your concerns about the security. we haven't pre-moved anything into our unit that we'd miss terribly. although the construction workers we've crossed seem to perform some sort of unofficial "should you be here?" check.



i wonder what that detail/heavy cleaning is. our unit is full of carpet fluff and dust/debris from all sorts of installations that your average vacuum shouldn't handle.



sigh...guess i shouldn't expect the mirror to be installed in the bathroom, either, huh?



anyway, here's his response to my query about the 15th, and if, since its such short notice, whether there'd be any over-lap with the hotel.

As far as the over stay, I will accommodate you how ever needed, but if unit

is ready would need rent on 1st day we can get you in, and stay in hotel for

I actually emailed Tim McGowan about his unprofessionalism today not that I have received a phone call or email from the developers. I was so annoyed that they left my front door unlocked and Dwain didn't apologize and actually requested that I only visited my loft when I needed something and not to check up on them.



Phew I am glad thats all the construction paperwork is about. I was not going to have them all entering my apartment in my absence.



The blinds are a big issue. You know those windows have been there the whole time, not changed in any way, so you'd think the blinds would have been ordered/delivered before they initially planned on opening in May. Guess they only like to pay for things at the last minute. I have 3 huge windows facing Conv. Plz but luckily I am not on the ground floor. Its going to be tough waking up at dawn with 50ft of windows letting in light.



I hope they scrub those big ceiling air vents cause I don't want to have to get up a 10ft ladder to wash them. Mine are caked with sawdust from the wooden flooring.



I also have no closet rails to hang up clothes.



I actually did visit the Merchandise Mart today as backup. Beautiful red brick and 20ft windows. Just its more money for less space but at least its an option. Dwain said we can opt not to accept the apartment if they can't finish residual stuff in a "timely" manner. I want my blinds within a week!

For those that accepted the hotel while construction completes, they would owe Terrace the costs for their Marriott stay if they chose not to keep the apartment. This was part of that concession agreement we signed.

ach! i forgot about the closet rails.



i'll add that to the list of things i'd be a fool to expect to function when it's "ready for move in." but really, who needs a rail in their closet or a mirror in their bathroom? ...or working passenger elevators...or a freight elevator that you don't need a flashlight in...or...



one (now minor) beef i had was our wall. the demo units with the walls were these really nice 7ish ft high wooden things with sexy little shelves. very lofty-y, and didn't make the small spaces look even smaller. we requested that wall and got a floor-to-ceiling bit of drywall that makes the bedroom feel like a (rail-less) closet. i also anticipated based on the models that only the "bedroom" would be carpeted and the rest would be hardwood. our only hardwood is in the kitchen.



i cannot imagine what shape this development will be in 5 years from now, and it will take some serious improvement for me to ever consider buying a mcgowan brothers property.



but hey, the pool looks nice ;)

Most of the units have 1950's concrete and not the nice lofty red brick as the older Wash Ave buildings which is less lofty and more apartmenty. Its not that cheap for an "apartment" since the 1-beds are 600+. And Conv Plz is more ghetto than Wash Ave.

Ya they baited and switched alot but not sure if they switched what was truely planned or what Dwain imagined it was going to be like. I think he was over zealous with his promises.



He also told me the only carpeted area was the master bedroom and luckily I showed up right as they were about to install cream carpet into my living room. With black cats I said no way. So I got all bedrooms carpeted but living room/kitchen wood.



Guess I will have to wash all my nice clothes in my nice shiney washer/dryer then sit them down on my dusty carpet.



Did ya notice there is no shower curtain rod either?

everything you need to know about terrace in a single sentence:



the blinds have been delayed for 4-6 weeks and the temporary solution the building is providing is vinyl shower curtains tacked across the windows.

The blinds may not be in, but the place is a great. I love the unit, and the pool is great. Blinds would be nice, but they are coming. I think these Lofts are great also because it enables people who might not have been able to afford downtown to live here. The place is looking better everyday!

I would agree with you. They are really putting things together. I like my neighbors and lots of beatiful people at the pool. The pool is a nice place to hang after a long day at work. I heard they are planning a pool party for us?

The fact that you and Pups3 both seem to be focused on the famous pool, I'd imagine you are actually the leasing people since thats all they used to say "ignore the fact your apartment has shower curtains at the windows to look like a trailer park and the fact you haven't got half the amenities we promised but hey, don't we have a lovely pool".

I have read your posts and seem you have a bitter taste. I enjoy my unit and sorry that you do not. Just from some of your posts, I think you were in the hotel with the rest of us while our units were being finished. It was a little uncomfortable in the hotel but it saved me money not having to pay for rent. If you are the person I am thinking of, you vomited all over the hotel floor and bathroom from drinking way too much and if not I apologze for making that remark. I enjoy where I live and want to share my thougths with others just as you have with others. I do not know whom Pups3 is either or your comment about the pool .
