I feel that this project deserves it's own thread due to the size. It's literally Chroma's larger sibling.

Terra at the Grove (formerly Green Street Swan) is now under construction and will add 300+ apartments to the Southwest corner of the Grove. Green Street is the developer. Rosemann is the Architect. Green Street Building Group is the contractor.

According to the project website, these are some of the amenities it will offer when it opens.

I sincerely hope the city can find a way to connect Taylor south the McRee someday. Even a pedestrian/bicycle bridge would be amazing for this corner that suddenly finds itself filled with activity. I also have a feeling that the we will be seeing some big residential projects on McRee (between Vandeventer and Kingshighway) in the next few years. Bar-K is already moving in and that place is like crack to millennials.

Chris,  where would this be in relation to the chroma?   Trying to picture what the site plan looks like with a not so good imagination to work with.  Thanks

Chroma is on the Eastern edge of Manchester where it meets Sarah.

This is farther West toward Kingshighway, just south of Manchester on Taylor.

Heck of a week - this probably needs its own thread 
By my count that makes 796 new units in 3 separate developments announced in 2 days - There have been periods of 2 years where there were not this many announced

seems a little early to be dropping a 4-story apartment building there. it's surrounded by in-use light industry. can't imagine it would be a pleasant place to live.

I'm not sure it's ever too early to transform light industrial into new residential areas. That seems like a telltale sign of a healthy city - or at least a healthy housing market. There seems to be a market forming for apartments in these marginal/industrial locations - Woodward Lofts, Steelcote, now this. It's also somewhat walkable - 6-7 minutes to Union Loafers/Olio/Nixta and Worlds Fair Donuts, 10 minutes to MoBot.

These industrial areas are some of the easiest places to build big ass apartment buildings because you don't have any NIMBY neighbors to worry about.

^^ & ^ I don't think Woodward Lofts is in a comparable setting. Steelcote is a better comparison but the adjacent light industry has moved out so it makes sense to start transforming that area into residential. The light industry along that stretch of McRee, though, is largely still functional. So it seems unlikely that there'll be much additional residential construction in the foreseeable future unless all that industry suddenly moves out. (Maybe Green Street knows something I don't.)

Actually think that having some of the light industrials areas remain intact and near neighborhoods or even if the lines blurred is a good thing for the city.  They are tax and job generators, especially for skill sets not from a college education such as trade or vocational school, for the city that can easily provide housing nearby

Have to agree with GoHarv, having plenty of space for these developers and not much push back to plop down multi unit, dense development appear to be a plus for the city right now.

^ i don't disagree with industrial areas being adjacent to residential ones. it's just that (as DB mentioned elsewhere) industrial areas tend to be more hostile to quality of life, with fewer amenities and underdeveloped infrastructure. how many people actually want to live in the middle of that? i think it's a good idea to transition ex-industrial areas to residential or commercial or whatever (as with Steelcote/Mill Creek), but plopping an apartment building down in the middle of a functioning industrial district seems... like a bad idea. unless they foresee the area changing rapidly. i certainly would not want to live there in the meantime.

I'm excited to see this one rise.

For whatever reason, the renderings for this project make it look small. Considering the unit size, that can't possibly be the case. 

We should be able to easily see this from Manchester.

It's a 5 acre lot, one acre larger than Chroma, although there's a whole lot more empty safe space on the interior of this. The renderings mostly just showed the corner entrance and the front of the compound. That's why it looks small.

Missouri Metro quoted my Tweet on this and the tweet partially said, "some at Green Street call it "Chroma on Steroids"." I can see where that comes from. This should be great for this part of the neighborhood. Throw in "Union" and "4440" and this area becomes densely packed with multi-family units.
