If you throw in the other multi-family developments in the neighborhood in the past several years (Chroma, Aventura Phases 1 and 3, 4321 Manchester, 4400 Manchester, Adams Grove, and Woodward Lofts), in addition to the new single family homes that have sprouted up, it's a truly impressive number of new housing units. This is more of a post for the "New Life in the Grove" thread, but I think it fits in well here.

Terra alone accounts for 29% of the count that I did.

I'm looking at the architectural drawings for this project on SLDC Planroom, and the "courtyard" is much larger than 52,000 sf; it's actually more like 100,000 sf (2.3 acres) of ground floor space. There's a large pool and pool deck, a walking/running path, dog park, picnic and party areas, multiple fire pits, a gazebo, large lawn area, landscaped gardens, and more. 

In addition to all of that outdoor space, there are several terrace common areas on the upper floors and rooftop, for lounging, dining, exercise, yoga.

And inside, there is 15,000+ sf of fitness, lounge, game, party, and movie rooms, common kitchen area/cooking demonstration space, work space, etc., plus interior access to the restaurant retail space.

This building will definitely be unique to the St. Louis area. It's like a small suburban apartment complex or retirement village, entirely enclosed within four walls. Residents will never have to step outside the security perimeter, which, I guess...is the point...?

^And btw, none of those amenities are on or in the large, stand-alone precast parking garage tucked along the west side of the property.

I guess at four stories this thing is gonna be pretty visible from the Kingshighway viaduct. Should make a nice impact.

Your rendering is closer than you think, as you will mostly just see a large, plain concrete parking garage from that angle. 🙂

Deviate slightly from thread but to framer's rendering.   Some well placed, mature trees would do wonders for the parking lots and those who park there.  Hard too believe all the spots are used and their car must be a sauna by midday.

Can now clearly see the outline of the building and courtyard taking shape. Still can't get over the size of that "courtyard", which is big enough to fit a large big box store. It's more like an enclosed, private park than a courtyard...
