There is a lot of talk surrounding the Koplar property a block to the west, as well as the new Whole Foods & Koman proposal. What about this property?

Who owns the parking lot currently? Have there been proposals for this spot over the years?

(I tried searching the forum archives for info but found nothing. I apologize if this is in another thread.)

Ventas is the owner. It's a healthcare REIT. Kindred renewed there for 10 years in 2014.

Great corner. Will be developed one day.

^Kb's comments suggest that no one should hold their breath. But does anyone think something will be announced or believe something in the works for this property with Mills Orion/Whole Foods about to open, Koman going full speed ahead & Opus development rising out of the ground?

Also, can't help but think that Koplar/Koman/Clayco must sense some urgency not only with things happening in CWE but also steady development progress in Clayton CBD.

Well I would hope they feel some urgency. Clayton is building multiple high-rises with Montgomery, 212 S Meremac, Centene II, and even Triamon about to get underway.

Seriously, could you imagine having Montgomery Tower and 212 S. Meremac at Lindell & Kingshighway and Lindell & Euclid? That would have been some serious height for the CWE.

^ I hadn't heard Montgomery Tower was approved and shovel-ready. Has anything been leaked that would make you think this is happening soon? I know it has been proposed for years and years, but last I heard, they were waiting for the right market conditions.

^ I don't believe Montgomery has plans to go forward right now and not sure if the developers who bought out the property of the old Tri condo's proposal site will be in the position to break ground. Plus you also got the fact that you got another new proposal at the old Schnucks site floating around as well as a multi phase development together by the Apogee tower folks/Apex family.

But I think the point is clear with some ground breakings, construction in place and plenty of proposals in that only so many projects will break ground for those who can win the foot race of developing, getting approvals and finalizing the dollars/financing. Right now it seems SW Corner of Lindell & Euclid as well as Koplar property is behind the curve if the respective owners hope to take advantage of the current market or least that is my take. At same time but can't help to state that I'm simply dumbfounded by DeWitt/Cordish

I see this property is currently owned by Ventas. Are there any development proposals released for this parcel? I couldn’t find anything for this address out for any proposals but feel like it would be a prime spot for new development

No existing proposals I know of. I’d imagine they’d be on this site if there were some.

I wouldn't mind seeing this lot turn into a larger scale version of Kirkwood Plaza. CWE could definitely use a lively gathering place like that

^I concur, one amenity we are certainly lacking.  I would prefer it was built on the Cathedral Basilica parking lot.  

We also have a dearth of pocket park / play areas.  While Forest park is an amazing asset, it is not a neighborhood park.

Anyone know what's going on with Kindred Hospital in the Central West End? The name from the sign out front has been removed and Kindred hospitals no longer lists a location there on their website.

I'd love to see a tower or two that are taller than 100 or Albion West End go up on that site.

The form based code has a height limit of 24 stories / 250 feet on that site, unlike the Kingshighway facing lots where there is no height limit. Personally I'd prefer something more like Citizen Park. It seems like whenever they build skyscrapers these days the first several floors are an ugly parking garage (see: 100) or a good chunk of street frontage is taken up by an ugly garage (see: the Lindell elevation of the Albion proposal). 

And we don't need skyscrapers for dense development to happen, for example Citizen Park, at 12 stories, has 217 units, whereas the Albion will have 305 at 30 stories. I know this could be an apples to oranges comaprison as there could be differences in the size of the apartments but it is still a surprising fact that an extra 18 stories only nets 88 more units.

I think you could easily get 500+ units out of that site, which is what I would be rooting for. That and retail that is new to the neighborhood.

The building along with its large parking lot is actively listed.  2.08 acres.  The site, with mixed use multi family on it,  would definitely connected the CWE north and south as well as east and west.

^Do you have a link to the listing? I'm wondering if they're willing to subdivide, that lot is so huge it might be nicer to have two narrower buildings than try to develop one big behemoth.

Unfortunately I can't share.  With that being said, I would be surprised if they were willing to sub divide.

Maybe it’ll be Mac Properties considering how well 100 has done. I don’t expect anything big like that here, but just a guess. Or Keeley considering how fast their Boy Scouts project came and went.
