Has anyone heard how Industrious is going so far in this early going? Looks like a neat little space.arch city wrote:Detroit is coming on strong. I think this example with Detroit, is proof that ANY city can rebound and gain new life. We here in STL have been hit hard in the last year, with bad PR from Mike Brown's incident, Rams possibly leaving, as well as the national media putting us under a microscope for our racial division and crime. If you recall, Detroit was the laughingstock of the US, after going broke. Now, with the right people standing up for the city, they are rebounding. They are getting noticed. I think that can happen here in STL, if the right people lead the way. I think Dave Peacock, once he's done with the stadium task force, has to be tapped, to lead the way in getting STL back on the map. He is a mover and shaker. People like him, as well as big-money types, need to step up for their city. Maybe a Dave Peacock could convince a Jack Dorsey, for example, to invest in his city. That is just one example. We need to find leaders that can bring change, not the same old sh-t. Detroit's momentum should motivate us. I know a lot is going on here, but MORE needs to happen. I'd love to see us as the 'hot city' once again. The kind of love Nashville is getting right now.
Guess we need to "hustle harder"!

Gigabit-speed Internet comes to downtown St. Louis
"The gigabit-speed service is similar to what Google Fiber offers in Kansas City and Austin, Texas, but without the Google-level hype....
...So far, only a few places in the country have the kind of connectivity Obama was talking about. Some, like Kansas City, were lucky enough to get on Google Fiber’s expansion list. Others, including Cedar Falls, invested public funds to become gigabit cities....
...Arch Fiber Networks, an American FiberCom subsidiary, has teamed with Elite Systems, an Internet service provider, to offer $70-a-month high-speed broadband to downtown residents. So far it’s available in two residential buildings, the Dorsa Lofts and Knickerbocker Lofts. Arch Fiber also serves the T-Rex building, which is home to more than 100 technology startups."

I think that is exactly right.... (btw, besides the local t-shirt company behind the Detroit Hustles Harder brand, I also like the Detroit Versus Everybody slogan, which is a clothing store and of course title of an Eminem song.) And the thing about Detroit where I think we are at an advantage is that they are so much larger than we are (both city and metro) so they have a lot more challenge with creating gains throughout the multitude of disinvested neighborhoods. If we become "hot" there is less to tackle and measurable change could be relatively quick and dramatic.DogtownBnR wrote:I think this example with Detroit, is proof that ANY city can rebound and gain new life. There is no fundamental reason that we can't be the next Detroit and begin to see more impressive growth not only in Greater Downtown and the more stable neighborhoods but also real progress in North City where the real estate prices are gotten for a steal. (And as with Detroit and really all cities, the challenge also will be to ensure the existing residents also benefit as much as possible.)
You can't spell hustle without the STL. Thats what we say on the northside!!

Principals of Green Street is seeking $13 million in New Market Tax Credits for the project. These credits are awarded to banks and development corporations, and individual projects then try to find a match (among those awardees) willing to take them on.roger wyoming II wrote:I'm also curious if anyone has heard more about the GreenStreet project on Jefferson that supposedly has a mystery tech company lined up.
Avatara, a cloud computing and networking company, has a letter of intent to take 30,000 s.f. Other potential tenants include "a new business unit of a pharmaceutical testing laboratory company, a business to business marketing company and/or a corporate headquarters for a production company" according to Green Street's request. They estimate the project will bring 225 jobs.
Green Street appears to have bought the property last October.
^ Thanks Pres for the info. I believe St. Louis Development corporation was one group to receive the next round of NMTC. Talk about an epic failure if the city's own development arm doesn't help make it happen.

hmm.... somewhat disappointed on this. ^^ dredger, I wouldn't dismiss an award for NMTC, but it is a very competitive program and we'll have to see what other projects are out there. The good news is that SLDC received a decent-sized award this year.... it looks like from presby's reporting Green Street already got $3 million in New Markets (presumably from STL Econ Dev.) for a spec building at the Carondolet Coke site so I believe it will still have $42 million to award; if Green Street got the full $13 million for this project (which seems high imo) it will have $29 million left to work with.

I don't know if they have a local physical office now because some work can simply be done from a secured home computer.
Nevertheless, it's great that Square (Dorsey and McKelvey) appears to be FINALLY building up a local office again. It only makes since that a homegrown fintech giant like Square has a bigger presence in St. Louis.
Now if Twitter (Jack Dorsey) built up a Twitter office in St. Louis, it and Square both could go a long way in attracting other big-name Silicon Valley firms to St. Louis.

If its just a few workers I wouldn't doubt that Square would have a presence at one of the co-working spaces like Industrious.... cheap rent and plenty of goodwill.
FYI.....PayPal is about to split from EBay.
Too bad St. Louis leadership doesn't go out and pursue companies and market St. Louis like ex-Texas Governor Rick Perry used to do for Texas.
It would be nice if PayPal set up a satellite office in St. Louis.
With St. Louis' strong financial history and growing fintech community - a PayPal office would be a good snag.

^ Paypal would be a nice fit. Also, in Nixon's defense, he does go out and market but unlike Perry had, he does not have huge subsidies to dangle.
As far as I can tell, Avantara, the named company looking at the Green Street downtown Jefferson Ave project, currently is located on Skinker just north of Olive and barely in the City of Saint Louis limits. So it looks even less exciting; although details matter and it could still be worth a NMTC award.
^ Here is the NMTC submission for Green Street on the 2351 Market building...

Basically Avatura would add 100 employees to its current 25 job roster plus an estimated 100 additional jobs. It is a great project, but a $13 million allocation for that amount of jobs does seem on the high side. Hopefully it works out one way or another.
edit: presby, I hope I didn't screw up any reporting for you.

PP would be a great fit, absolutely, but the leadership in St. Louis has to go after them.roger wyoming II wrote:^Paypal would be a nice fit.
Of course, that would never happen. The local powers would never purposefully lure Jim's competitor to St. Louis. But if they came on their own...........................
PP would compete with Square - as they seem to be trying to build up St. Louis. Imagine both of major fintech firms with a presence in St. Louis. It would be more validation of St. Louis being a financial services center.
It would fit in perfectly with the desired goal of increasing financial services jobs. They could be prominently marqueed somewhere downtown.
That's why I said "St. Louis leadership". Nixon seems to go hard for St. Louis and Missouri. Nixon can't do all the work.roger wyoming II wrote:Also, in Nixon's defense, he does go out and market but unlike Perry had, he does not have huge subsidies to dangle.

The company is hiring for at least seven positions, including an office manager, an IT support specialist and a handful of support representatives.

The link to the biz journal article. I can't help to speculate that this is in part due to the recent patent rulings that favored Dorsey/McKelvey over Wash U professor. I believe the only avenue left for the professor is through a civil lawsuit.
I certainly can understand the dollars/financial aspect of the decision. But, can only speculate that Silicon talent getting way over stated and way over priced along with the housing. Next Move for McKelvey? I honestly think he should go after or be part of a Railway exchange development!! Having a tech office/data center component makes sense. Just need an anchor tenant who can put in a couple of hundred jobs over the next couple of years and take up lease space/floors building a cloud. Something, that makes hotel & residential component on top floors that much more viable.

McKelvey has said the company moved to Silicon Valley to be closer to talent and financial resources.
