Would have looked good overlooking a nice Bottle District. Surprised we never even got a proposal for the area during the last economic cycle, especially after the Rams left and those parking lots became a lot less valuable

The old Karpeles Manuscript Museum at 3524 Russel Blvd. does not have too much longer, unfortunately. The roof is completely gone from the fire that happened a little less than a year ago and it has extensive water damage. I hope this one can be saved.

^^ they must have been insured... right? would it be legal for them to just take the insurance money and peace out? i doubt the city would have any way to stop them other than a lawsuit but would the insurance company allow that? or maybe they weren't insured... it would really really ***** suck to lose that building.

Almost everything would have to be gutted and rebuilt. Only 3 of the numerous intricate stained glass windows remain unharmed (all on the western wall). The windows that face north towards the water tower are almost completely gone. It could be rebuilt but it would be near impossible to return it to its former glory.

^ they could at least save the facade and build new behind it. i would think that would be an ideal scenario for them, actually, as they would get a modern facility out of it. this is the kind of sh*t that really depresses me about St. Louis. the clip has slowed, but we're still losing irreplaceable buildings to fires on a fairly regular basis. and there just doesn't seem to be much ambition to save facades and build new behind them like there is in other cities.

I remember reading an article back in the Fall I think about a developer considering buying the building to save the facade, with a new structure behind. Not sure what happened with that.

I have sent several messages over the years about 1711 Locust to Koplar; all ignored.  Is there any activity for this? Could there be pressure built for them to offload or something? The building could be so many incredible things and frustrating to watch it deteriorate further each year.  Especially as Butler Bros appears to come online and, hopefully, more things pop up for DTW.

I've actually seen them doing some basic repairs to the masonry over the past few months. Nothing massive, probably just stabilization work.

SphereAxis Development Group hadn’t applied for any building permits before it tried for a demolition permit last week, records show. The city had condemned the property in 2019, and photos officials included with the condemnation notice show cracks in the eastern wall of the property.  Business incorporation documents indicate the state dissolved the company in 2016 for failing to file a registration report, though the company’s registered agent, Shilpa Sheevam, filed a report in 2019. City records show a mailing address to a UPS Store in St. Louis County.

Lots of suspicious fires - I guess the assumption is that its the homeless and no one seems overly concerned about - I addition to the Near North Side warehouses. there have been a lot of big church fires - Those McGowan owned buildings going up really hurt - I can't understand why they still owned them, they are out of the development game. 

As far as I am concerned stopping arson should be one of the cities top priorities. Our architecture is one of our greatest assets and once they are gone they are never coming back

^ jfc. how long has it been abandoned? not long by the looks of it on street view. seems like a no-brainer for residential conversion.

are all these fires really started by homeless? it really feels like we have an arson problem—sh*tbags trying to clear their property to avoid maintenance and/or sell the land. or just *ssholes who want to watch everything burn. the city needs to get serious about preventing and prosecuting this sh*t before there's nothing left.

I believe this was in use as low income / senior housing as little as 6 months ago, but they were in pretty rough shape (along with the surrounding neighborhood).

I do think we have a serious problem with the homeless starting these fires vs someone trying to clear that property.

It was a nursing home until very recently, closed abruptly in a horrific way where all residents were just put on the street overnight.
