I think the Gateway Mall could still come into a great vision. I think the garages and bad land use around the gateway mall hurt the gateway mall more than the gateway mall hurts those land uses. Yes, the gateway mall needs more amenities and activation but I think its biggest detriment is the development around it. Sheesh, the parking garages are so bad.

Would love to see the owner just sell them and somebody want to do a more productive land use. The garages are the worst part of Keiner Plaza. I can’t see why any restaurant would eye any of those spaces to take over. There are a thousand better options in downtown

I still think it's perfect for chains. A Chipotle, McDonalds or Chili's would fit right in there IMO. I would also argue that the dead spaces in the Gateway Mall are dead because there is no reason to visit them. They are literally just green space with no amenity whatsoever. Most don't even have a place to sit.

Add sand volleyball courts, basketball courts, pickleball, a roller hockey/bike polo rink, maybe a few artsy retail/restaurant spaces like in City Garden. Stuff that actually draws in activity, not just "plazas." The coming Brickline Greenway will soon connect the Mall together better too.

Jovick Brother's Cafe in the ground level of 500 N Broadway to close, no reason given.

They have occupied the 1,800 sf space since July 2024.

This is a location I assume will not be vacant for very long since 500 N Broadway is over 80% occupied.

I know the board rules.
  • Fast food is bad
  • Chains are evil
  • Auto-centric drive-thrus are wrong
  • Eat local
  • yada yada yada
But I always found Zaxby's avoidance of St. Louis as interesting given their footprint. Maybe even a bit damning of what they thought of us as a city that they didn't come here. The South is clearly their core: but why are they in KC, Indy, Chicago, Twin Cities, Cincinnati etc but not here? I'm not pining away for them but just thought it was kind of weird.

For what it’s worth, Zaxby’s didn’t go over well in Kansas City. There’s only a handful of them left

Considering the way chick-fil-a has pursued double drive thrus and demolished plenty of urban fabric in the process I think we have every reason to believe this will be a net negative for the area.

I thought Zaxby's was more of a sit down chain? Like, for example, something you'd maybe see in the Kiener garages.

Totally a fast food place.

I know this might get me a warning or even banned for a week: but their salads are pretty good if you do the grilled chicken.

I'm in the "oh, another Applebees?" camp.

I did not realize they were fast food either.

Yeah. I went to the one in CoMO a couple of times. Pretty nearly indistinguishable from Raising Caine's or Chick Fillet or what have you. Ordinary southern fried fast chicken bits. Absolutely unremarkable. Fine. Tasty enough if you're in a hurry. But just another chicken sandwich/strip place.

Hell yeah, Zaxby's is much better than CFA/Canes IMO so this is nice to see. Can't believe it took so long, and I'm glad the nearest one won't be a ~4 hour round trip anymore.

Now if we could get some Bojangles here too...

Not sure what this map is, but there's definately not a Zaxby's in Scott County, IA (easternmost red in IA)

That map is not accurate at all, they're mostly all in the Southeast. St. Louis would be some of their furthest north locations.

My bad. I could have sworn Zaxbys had Chicago and Minnesota locations. They must have closed those. I wonder if they had a Tim Horton's like retreat?

Sorry for the misdirection: it was not intentional

Not sure if you know there is one in Mt. Vernon at the Loves on 64 just east of 57.

I'm just thinking with restaurant chains is hasn't there been a number of times in the area where many close or pull out of the market due to franchise owners going under? (or in a couple cases corporate changes screw over franchisees where they had to leave)

  • Wendys was gone for a like a 7 or 8 years from the metro area because the franchisee went under. I think they might have had an accountant that was stealing from the owners.
  • We didn't have Dunkin Donuts here for like 15 years for some reason
  • Tim Hortons left and the existing Burger Kings are really struggling because of the local franchisee
