I’m guessing the panel will come in at about $6.25-7.50
Just hope they're careful about tearing down the garage with regards to the terra cotta row survivor and old charlie gitto's resatuarant.

^ I wouldn't be surprised if the old Charile Gitto's makes way for redevelopment but it would be nice if it could be incorporated into whatever comes next. The Terra Cotta one on Olive probably is more secure.
Also, I'd like to know how much it would cost to acquire and demo all these horrible parking garages downtown and start a Go Fund Me lol. This and the condemned one on Tucker that defaulted to the city are the worst, and probably most realistic to demo, but there's others. I guess I could look up how much the acquisition and demo of the privately owned one by the convention center cost but I'm too lazy at the moment.

DB didn't you say earlier this year that somebody is fixing up/replacing that garage on Tucker in the nearish future? Really hope a solution is found before Jefferson Arms opens

JA owners looked at it. Idk what they decided. I am meeting with them for a tour sometimes after the new year. There is no way that garage is usable and contributing anything beneficial to the site, extremely obnoxious of him to do this to his city. I truly hope the remaining historic buildings are saved and restored. The Charlie Gitos is starting to get rough. And the last of the terracotta-row is a must save.
City should claim and do the same with 306 N Tucker...but thats for another thread. That ones a mess.

The numbers are in:
$7.3M total; $4.5M for the office building. We'll see if this is contested.

It seems so. I continue to see increased security patrols around the building. Also, shoutout to the safety ambassadors, because I see them out-and-about a lot too.

Maybe a bit early to tell, but Alterra seems to have done a fantastic job with Jefferson Arms and I would love to see them try and tackle the Railway Exchange as well. They seem to treat the build with a bit more respect and thoughtfulness than most developers.

Best demo news in history. it’s going to change the feel of downtown over night. It will at least look like a construction site and not the apocalypse
Blank slate for new construction. RFP should really be looking for significant residential build on the parcel

^The eminent domain process is still pending in court awaiting a final determination of value. I assume the City is pursuing the tear down under the emergency demolition power to abate code violations. Since the money is going to be spent either way, might as well speed things up and get this unsightly garage cleared away.
Not sure if this has been posted before.

Not to show impatience, but any updates here? I know the permit was submitted, when is the garage coming down?
Anyone know the tentative plans? Will they split the parcels for development, sell the empty block separate, sell the building and empty block together? Hopefully, there is lots of vision going into the RFP like the Millenium, and not allowing some developer with no plan or gusto to get this parcel or put another standalone parking garage on what will become the empty lot. Really happy we have the opportunity to reenvision this complex after the mistakes of the 80s.

Plans stalled on Railway Exchange as city pays thousands on security | STLPR
The LCRA approved a $78k plan to extend and expand a security contract for Railway Exchange. Board members expressed frustration with the cost and lack of progress on the complex.

Since the demo permit was approved, has there been any movement on the garage? I can understand the difficulty finding a competent redeveloper for the building, but I don't get why it's taking so long to knock down that horrendous garage. It would do a lot to improve perceptions of Downtown and might make RX more attractive to potential buyers.

Seeing what Alterra has been able to do with the Jefferson Arms, I wonder how much could be done with the RWX. How many different uses could reasonably be part of a development. Apartments, a hotel or two, condos, restaurants, retail, maybe department store style retail? Has so much potential. This building being redeveloped would also help the surrounding area so much more as well.
I was just wondering if anyone had actually seen anything happening at the site despite what the article says. It seemed like the city was champing at the bit to tear down this eyesore, but now all we hear are crickets.Auggie wrote: ↑Nov 03, 2025The article says no movement has been made since the demo permit was approved.Ragtimer wrote: ↑Nov 03, 2025Plans stalled on Railway Exchange as city pays thousands on security | STLPR

Alterra could definitely come up with an amazing plan for this building! I do wonder how many more hotels DT can support without oversaturating the market, though. Department store retail would be awesome, and I can really see that type of store making a comeback downtown with so many structures having been converted to apts/condos and new residential builds on the horizon. Redevelopment of RX would indeed be a huge boost for the surrounding area and immensely improve visitor perceptions. Currently, several negative reviews from Hotel Saint Louis next door specifically talk about "the big scary abandoned building" or whatever, not to mention the WSJ article last year. It would probably also help nearby buildings attract and maintain tenants. Right now, I think this building getting back online would have a much bigger impact than Chemical or maybe even AT&T.
I think it was more Neal Richardson's SLDC who was eager to get the garage torn down, Otis Williams has ben far less enthusiastic about getting the ball rolling on it, at least in public statements.Ragtimer wrote: ↑Nov 03, 2025I was just wondering if anyone had actually seen anything happening at the site despite what the article says. It is an absolute failure of our political and civic leaders that we can’t even get this garage torn down, let alone saving the Railway Exchange.
It worries me greatly that with all of the issues the building has had, the clock is ticking until it is completely cost prohibitive to save the building, and I have zero confidence that our political/civic leaders have the will to get this done anytime soon. Losing the Railway Exchange would be one of the worst losses in St. Louis history.

I have an absolutely incredible Otis story but no one here will believe me. He’s not very bright.

The Mayor took lots of money from a contractor with liens on this building. No one should be surprised this process came to a halt.
