Would be absolutely huge if we could get this building activated.

I guess that means a Business Journal article will soon be posted since they get all of their development information from this forum.chriss752 wrote: ↑Mar 11, 2022Building supposedly under contract. If they see this post, I tell them not to write about it. Actually wait until something comes through. Don't just take what's said on here and run with it because at that point, what's the point in committing journalism when your sources are a bunch of forum users? Actually do the research and get results. Same goes for STLToday.Forever_Lou wrote: ↑Mar 11, 2022I guess that means a Business Journal article will soon be posted since they get all of their development information from this forum.chriss752 wrote: ↑Mar 11, 2022Building supposedly under contract. It's also not true - yes, sometimes they post stories after someone here posts about it first, but I promise you that there are many developments that don't get posted here that are being considered, proposed, or even in some stages of early development. The Biz Journal journalists have their own industry sources and connections. They sit on a lot of stories / can't just toss out every rumor or tip they get.
^ I would agree. I have no doubt their reporters are floating around here (any good STL journalist should be as occasionally there could be some good leads here) but I’ve never once seen a PD or BJ article cite UrbanSTL.
For example, the BJ article about the St. Louis Club moving to Centene was posted shortly after someone mentioned it here. But they also called the Club and did their homework before running with it.
The BJ is owned by a national conglomerate…of course its mostly sh*tty clickbait. But they’re also not using us users here as their primary sources.

Sometimes it may just seem like it is from here because they like to tweet 8 month old articles like they are brand new....

Gawd... if we can get Railway and Butler Brothers within a year from each other...

^^ Optimism for now!
There’s a few of those developments (where picture was taken from) on the back burner like the Moxy Hotel, Jefferson Arms not happening any time soon, Railway Exchange legal battles will hold any development any time soon.
But all the other one’s will get done. Some have been completed, about 3-4 will start soon.

So I heard the Railway Exchange is under contract. How true is this and does anybody knows the plans for it?

Damn! That’s kind of amazing… that feels like there may be an interested party involved since there’s such a drastic measure being used?

^This sort of thing should have been happening long ago to stave off land speculators like McKee sitting on properties and letting them deteriorate. All that said . . . bra-fricking-vo!
Take note fellas… There’s someone already interested for this building! Is up to the city to make it happen! Also remember the 7th St redevelopment happening is no coincidence…

What kind of correlation? All I can think of is new potential owners seeing a cycle track and new trees nearby as maybe positive investment. I doubt current building owners or potential new ones have any influence on the 7th street redevelopment.JJ Taino wrote:Take note fellas… There’s someone already interested for this building! Of course they don’t. But with this new development and the Chemical building and Shannons development it makes it more attractive to redevelop the RX Building. It will be the final piece of the puzzle to connect BPV to the Convention Center.LArchitecture wrote:What kind of correlation? I walked 7th Street from Washington to Market today, and just the addition of trees (as shown in the plan linked above) will make a huge difference.

that project got awarded federal $ in 2018 and best case scenario is it will start construction by end of this year
Blighting and a 20-year 95% tax abatement was on the LCRA Board agenda at their May 27th meeting.
^^^ This building needs all the help it can get! Whoever takes this projects deserves all the help it can get. This is a massive project and everyone in the region wants this to happen!

Stl Business Journal - Developer emerges in new bid to redevelop long-vacant Railway Exchange, downtown's second-biggest office building
"The New York-based developer doesn’t want to reveal its name or plan right now, but will at a later date, said John Warren, the St. Louis-based Cushman & Wakefield real estate broker who represents the company."

Will this include the parking garage? I walked around both the building and the garage today and I honestly didn't realize how bad it was. Arguably the biggest eyesore in downtown. Glad to hear it's finally moving forward.
