I'm really excited about the National Register nomination for 2647 Locust, which was built in 1902 for WashU's Dental College after a move from its earlier home in the 1800 block of Locust (which now is a surface parking lot). The 1902 building was recently purchased so it looks like redevelopment awaits.

Looks better but why remove the building in the middle and just leave the wall. How many parking spaces is that adding? Not worth it to me. That parking lot will never even be close to full

It looks like it adds about twenty spaces to a lot with a little more than a hundred. That's not an insignificant difference. I'm not completely sure I'm sold, but this is starting to look better.

I hadn't noticed that the Walgreens actually incorporates the facade of the existing building. That's actually a nice touch.

I'm on board with the Bevo Biergarten, though I agree with the contingency on the materials selected; that'll make a big difference how it interacts with the current structure. That area that's currently a parking lot, but was previously (originally?) a patio hosting a less elaborate biergarten.

For fun, here's the mill at Grand Opening. I hadn't realized that 2017 will be its 100th year in St. Louis:

Though they're just a bit behind the schedule from the plan submitted that won them redevelopment:
Their proposal includes renovating Bevo Mill into a coffeehouse with daily breakfast and lunch;creating a beer garden on the original site of the Bevo Mill Beer Garden scheduled to open in time for the 2016 Octoberfest;and attaching a new brewery/distillery to the existing building, which will be used as event space for live performances, art fairs, Sunday brunches, etc. The apartment on the second and third floors inside the facility will be renovated into a bed-and-breakfast.
^ bolds mine. Still, looks like a great opportunity to introduce pedestrian-scale activity to Gravois.

I'm sure you have your choice of various apathetic people in power. Seriously though, I think I will go hoarse talking about the need for a City-wide Form-Based Code. Without it, incremental development will frequently evade us.

I'm sure you have your choice of various apathetic people in power. Seriously though, I think I will go hoarse talking about the need for a City-wide Form-Based Code. Without it, incremental development will frequently evade us.
But there is a code in that neighborhood and according to the docs they are not building it to code for "personal safety" of their congregation.
