Maybe it's a way for Flash developers to justify the high prices the charge their clients!

It's mostly the result of advertising folks that are used to broadcast and publishing models trying their hand at interactive media. They tend to think advertising is about shouting and undervalue listening.



So, moving on... nice work on that building, but shouldn't these residents be given scooters, too, so they can get to the loft district?

Bernie Miklasz reported in the Post today that Dave Checketts, new owner of the Blues, has signed a five year lease for a three bedroom apartment in Pointe 400. I tell ya, this building is gonna get all the professional sports types, at least until Ballpark Village opens.

Had to make an unplanned trip home this past weekend. Coming over the PSB and panning the sights I noticed the .400 signage on top of the building, then leaving Tuesday afternoon noticed it at the bottom. Looked pretty good. Any word on completion of the amenities/restaurant/etc?

I think there is a bar called Orlando's in here but I don't know a lot about it.

The restaurant idea has apparently been shelved for the most part due to the costs that would have been required for the transformation. Last I heard, they're looking to make that section of the building into office space instead.

I pass this one everyday and only yesterday saw one lone man exiting the building. The place appears abandoned. Maybe whomever is marketing the it should put some mannequins in the lobby area?



Anyone know what the occupancy rate is?

This is a cool building at a distance, but until there's something along 4th other than parking it's really going to be a dead area.

I want to say the occupancy rate is creeping up to half. As Grover said, until there's more in the area, they've got a bit of a problem. Once BPV is around, then I can see this building's occupancy being full, but until then, it's likely a tough sell. The views are great, the interior is very nice, but the area has to see more adjacent development.



Also, I went on BalkeBrown's site and they're leaving the options open. It says they're looking for a restaurant/retail/or office tenant.

There was a titbit in the Post sports section last week that Blues owner Dave Checkitts has a unit in the building. Apparently he recently hosted an open house for the management and players that were in town.

A new tower on the lot next to Glaxo (tums) would help. It's tough situation because of the highway...

^Aside from BPV, that'd definitely help the situation... though it would bring up the new tough selling point of not having views of Busch. The highway, along with the Millenium and Glaxo buildings limit the future potential for much else.



And yeah, Checkitts took up a few of the units and had them merged into one. Would be surprised if he bought it once they switch to condos.

Isn't the architectural style brutalist? I'm not an architect so correct me please.



Maybe the challenge is how to soften it up for residential? The landscaping and plantings are nice but the front door area is cold as ice. To me, it'd be like living at HUD in DC (some of the most brutally stark architecture ever).

That brings back memories to when I was a kid in the 80s and my aunt worked at the Pet building. We'd park in the lot across the street, haul our coolers and lawn chairs to the 2nd floor patio, enjoy the food and music there, head down to the fairgrounds for a bit, and return to the patio to watch the fireworks. And it really is a great place to watch them!

driving into downtown from Soulard I noticed Several lights on in the .400 building.

It looks like tenants have moved in.

saw one guy looking out from his nice floor to ceiling windows

anyone have any feedback about how the first moves ins are going?

Hasn't the building had tenants for over a year now? I know last year, there weren't as many people in the building as they would have necessarily hoped, but I'm pretty sure some people are into their second year living in the building... would be nice to hear some thoughts on it.



From what I last saw, the place was cleaning up nicely and had some fantastic views.

I've got a friend-of-a-friend living there. Its a small one-bedroom, but a great view of the Arch! Its definitely an apartment feel, not a loft feel. But I like the colors and the materials used. Plus, there's a small balcony with just enough space for a few chairs.



The enteryway into the building reminds me a little of some of the "older" building on SIUE's campus (for those of you from the east side).



There's also a nice work-out room, a library/sitting room, and a wet bar party room. Not to mention great views of the stadium.
