I agree with your comment about Flannery's and the Tap Room, but I highly doubt a developer would consider putting a pub or bar in a building where the condo prices start at $325K. Expect the commercial space to reflect the scale of the condos above it.
I'm finally moving up to the STL in a couple of weeks. I can't wait!

This building is not going to be condos... they had initially proposed near 100 condos for the building (are at least that is how it was reported), but the plans now are for 118 luxury apartments.

I have a friend I'm gonna stay with until I get a place secured. I looked at King Bee, but decided I'm not really in the postion timewise to oversee an extensive rebuild of a bare space. I put in an offer on a place at Garment Row, but lost it to a higher bidder
The advice I've gotten on this forum has been invaluable! I couldn't have made the move or decided on downtown without the info I've gotten here. Thanks everybody!

Construction is underway to convert the former Pet, Inc. building at 400 S. Fourth St. downtown into a luxury apartment building with 118 units.
Balke Brown Associates and Pet Plaza Partners are spending $49 million to redevelop the former corporate headquarters of the canned milk company. The downtown landmark, known for its distinctive silhouette, will be called Pointe 400.
When finished, the apartments will rent from $1,500 to more than $3,000 a month with more than 50 floor plans, said Steve Brown, principal of Balke Brown.
"The interest has been very high because there's no other product like it downtown," Brown said. It compares to the highest quality apartments in Clayton, he said.
Brinkmann Constructors began gutting the 15-story building in the fall of 2005. An in-building leasing office and a model apartment will open this spring. The first apartments will be ready this summer. The Lawrence Group is the project architect.
Already, about five people have signed up to move into the apartments. "Our goal would be to open the project 100 percent leased," Brown said.
Apartment dwellers will see the Mississippi River, the Gateway Arch and the new Busch Stadium. They'll live in apartments averaging 1,100 square feet. Apartments will have nine to 12-foot ceilings and floor-to-ceiling windows.
"There's no bad views. It's a one-of-a-kind building," Brown said.
The project wouldn't have been possible five years ago, Brown said.
The construction of the new stadium helped encourage the plan, Brown said.
In addition, "There's a growing trend to urban living that has accelerated over the past five years," Brown said.

The website is online now, but not much more than the ability to join their mailing list. I wonder if they are also only targeting the St. Louis area, as they aren't displaying an area code with their phone number on the site.

I gotta think pre-leasing apartments is tough to do considering that just about all of their target market would be committed to leases elsewhere right now.

It makes sense to me. I think they are implying that by living downtown, you can avoid the rat race of commuting from the suburbs.
Plus a play on words for the phrase "Take me out to the ballgame", implying their proximity to the ballpark.

Absolutely. Its a no-brainer for super-rich athletes, most of whom have permanent homes out-of-town, to rent a place here.

^They've hung up some pretty big advertising banners on the Pointe 400 building. You couldn't miss them from I-64 if you tried.

Their website is fully functional and has some very nice pictures of the interior. A lot of amenities with this project.

One of my favorite projects in STL right now. Those balconies while only on a few floors are huge. Too bad this isn't condos though. I like the idea of homeowners better. I give it 5 years before it converts.

I would be chillin' there until I could buy a condo at the Marquette, BPV, or somewhere else.
They are very nice places though decked out with amenities. I wonder how many will become corporate apts.
That is a LOT nicer than I thought it would be. Great views, I was stunned by how cool some of those views are. I still hope they find something to build on that lot between 400 and Busch Stadium.

I spoke with one of the project foreman and he said that people will start moving in to the Pointe 400 in July at least for the lower levels of the building.
Incredible. This is a LOT better than I thought it would be, not to say I didn't think it would be great. Too bad the website kind of sucks. It takes forever to load, etc. what's up with "intro's" to websites? do people like that? Definitely will turn into condo's in five years. Did anyone else hear about the hippie/ hobo/ campouts that used to happen on the second floor outdoor deck? cops used to bust it up all the time, until construction started.

You know what, I'm glad you mentioned this. Those silly "intros" irritate me to no end. All they do is slow you down from reaching the information that you came to the website to obtain. I wish webmasters would stop using these things. Many times I will just leave the site in frustration, especially on the excesively long intros.
