These look really good. I wish they'd build something like this on North Grand; I think they'd have an easier time filling retail spaces on Grand, too. I'm thinking especially around the water tower, you could create something that really feels like a PLACE!

Yes. I want more phases of this to stretch to Grand Center and Gaslight Square. It can peak at the water tower before, in the future, meeting with NS Regeneration's developments. It's the NEW North St. Louis!

yes, Phase II is moving along nicely and should be finished soon. McCormack Baron Salazar applied to the Missouri Housing Development Commission for Low Income Housing Tax Credits for North Sarah Phase III last year. The MHDC denied their request in December because "Development cost [sic] were not competitive with other new construction proposals in the St. Louis region."
Not sure if that killed it. I'd love to see Phase III.

That's unfortunate...I'd be interested to see the quality of these other new proposals they couldn't compete with...and I'd like to see how they compare in 10 years. You get what you pay for.
That development looks pretty great! A 100% improvement over what I see on Google streetview.

^ Agreed. ... sure its not as glamorous as IKEA or Citywalk or whatnot, but I think the North Sarah project is one of the most exciting projects that we've had in the city in recent years.
I hope McCormack Baron can continue to do more great work throughout the City.... I see it is partnering on an impressive development in Pittsburgh's Larimer neighborhood that jut received a $30 million Choice Neighborhoods award from HUD. It'll be applied to a 350 unit mixed-income, mixed-use project.

North Sarah should be a model for how to redevelop neighborhoods. Way too much suburban looking crap in the city. This actually the first development that has an urban aesthetic, although I like the newer gaslight square townhouses too.

^ Curious what you think of UIC's work. I'm also partial to that company that did the townhomes in SW Gardens on Macklind. Of course, these two are doing market-rate.
If I were McKee I'd be working with McCormack Baron to be doing mixed-income projects with an eye on W. Flo to push for N/S rapid transit. Get one of those HUD Neighborhood Choice awards, TIGER grants and a New Start(s) for North Saint Louis.

The problem with the city is that there is too much low income housing and its really not sustainable. Most of St. Louis County and virtually all of St. Charles and Jefferson County have effectively banned low income housing and it puts a burden on the city to care for all of the region's entrenched poor (and homeless). This puts the city in a situation where it can never really grow because so many areas of the city are "no fly zones" to anybody that works for a living and wants a safe neighborhood for their family, black or white. Too many alderman complain about stuff that the city has no control over, many of them are poverty pimps that couldn't get elected if their constituents lived in stable communities.

^ I'm not sure how to respond to this. I guess I'll try by saying the greatness of McCormack Baron and the North Sarah project is that it shows that well-designed and managed mixed-income, mixed-use developments can be a wonderful thing for the city. Plus there is no way that the North Side can rebound without thoughtful mixed-income projects. Heck, even some of our marquee projects in the central corridor like Metropolitan Building and Arcade-Wright couldn't be done without such components or Southside Station in South City.
We have some very capable players like McCormack Baron and Millennium that can deliver excellent mixed-income work and frankly its necessary if we are to thrive. As for Northside Regeneration specifically, I hope that in this immense area there are market-rate only nodes of development, but there also must be mixed-income development, especially around potential rapid transit lines.

^^It's a good project, but I really hope they decide to/are forced to work around the handful of good stuff that already exists there. A few hundred year old buildings might make things a little less sterile.

Looks like North Sarah Phase III is moving forward... various funds have been awarded and McCormack Baron has secured the properties. However. I thought earlier it was going to cross over into some parcels east of Vandeventer, but I'm not sure that is the case now. In addition to North Sarah, something called Finney Place will bring 34 new construction units on 28 parcels in the same area.
