Were you able to take any pictures? I haven't made it up there in a while but liked what they were doing.

It would have been better had they started this project closer to the CWE, maybe along Delmar. That way we would have a bit more continuity instead of yet another nice area surrounded by nothing.

These are the types of redevelopment projects that the city needs to be investing in. This is a quality development and I would be glad to see Northside Regeneration take this form. With McKee now working with McCormick Baron, I suspect housing redevelopment on the Northside will be similar.

Drove by this development today. This is very extensive and impressive. I agree with ^,,, if this can be duplicated elsewhere then we really could see some great things. Perhaps Northside Generation incentives should have been contingent upon a McComick Baron collaboration.

If developments like this can help to fill in the gaps in the near North side, it will help to make St. Louis less jarring and patchy. I took a friend of mine around here and she was pretty impressed by it. It's the stuff directly around it that needs similar construction now. I do hope this trickles further and further out. I also agree that NSR should really try to duplicate this. Maybe get UIC involved too!

Anyways, I do have confidence that things will begin to fill-in nicely in the next 10-20 years up to and past Delmar between Grand and Skink.... maybe even to Page or so. We'll see what Northside Generation brings for that area.

^ not sure if there are more phases to come or not.... I think though that this may be just part of a larger North Central Redevelopment master plan. Much is under construction, but I saw an art gallery, offices for St. Louis Cab, and a couple others already there. Not sure of completion date.

These are a short walk from where the new Central Corridor Streetcar will be going if and when it is built in a few years. That, on top of the fact the units are cheap, will create demand for future phases. If there were several more square blocks like this surrounding it and that kind of public transportation were there, I would probably live there if I went to SLU! Now they just need a major retail anchor.

Imagine if we got a Whattaburger or In-N-Out in St. Louis. Never gonna happen, although they did build a Steak N Shake in Vegas, so...Anyway, those would be incredibly busy here in STL if they each only had one location here. They could pick from pretty much anywhere in STL they wanted, so I doubt they would pick the North Sarah project, but you can imagine what it would be like if they did. It would be a great way to lure residents from all over the region into the Near North side and show them how much things are changing in the City.

These look really good. I wish they'd build something like this on North Grand; I think they'd have an easier time filling retail spaces on Grand, too. I'm thinking especially around the water tower, you could create something that really feels like a PLACE!

Yes. I want more phases of this to stretch to Grand Center and Gaslight Square. It can peak at the water tower before, in the future, meeting with NS Regeneration's developments. It's the NEW North St. Louis!

Why couldn't Aventura have looked like this??

yes, Phase II is moving along nicely and should be finished soon. I don't believe there are future phases planned but McCormack Baron certainly is able to partner on similar developments elsewhere in the city.

McCormack Baron Salazar applied to the Missouri Housing Development Commission for Low Income Housing Tax Credits for North Sarah Phase III last year. The MHDC denied their request in December because "Development cost [sic] were not competitive with other new construction proposals in the St. Louis region."

Not sure if that killed it. I'd love to see Phase III.

That's unfortunate...I'd be interested to see the quality of these other new proposals they couldn't compete with...and I'd like to see how they compare in 10 years. You get what you pay for.

CDA has awarded $1 million for North Sarah Phase III along with other projects throughout the city.

39 parcels for 76 new construction housing units.... some of these will even fill in some of the vacant parcels east of Vandeventer.

^ Agreed. ... sure its not as glamorous as IKEA or Citywalk or whatnot, but I think the North Sarah project is one of the most exciting projects that we've had in the city in recent years.

I hope McCormack Baron can continue to do more great work throughout the City.... I see it is partnering on an impressive development in Pittsburgh's Larimer neighborhood that jut received a $30 million Choice Neighborhoods award from HUD. It'll be applied to a 350 unit mixed-income, mixed-use project.

North Sarah should be a model for how to redevelop neighborhoods. Way too much suburban looking crap in the city. This actually the first development that has an urban aesthetic, although I like the newer gaslight square townhouses too.

^ Curious what you think of UIC's work. I'm also partial to that company that did the townhomes in SW Gardens on Macklind. Of course, these two are doing market-rate.

If I were McKee I'd be working with McCormack Baron to be doing mixed-income projects with an eye on W. Flo to push for N/S rapid transit. Get one of those HUD Neighborhood Choice awards, TIGER grants and a New Start(s) for North Saint Louis.
