I don't think so. Different developers, and this is part of a large multiphase, multi development plan for these blocks.

Yes, and unfortunately, the experienced and busy developers mentioned in the Tweet above wanted to redevelop 4101 Manchester, but the LCRA chose a very inexperienced developer instead, for some reason...

Something I’m curious about is if this is the first of several apartment projects south of manchester in FPSE. I recall that Green Street had plans for several apartment buildings around there, does anyone know if the others are still in the works?

IIRC, this is part of Green Street’s vision for Vandeventer that also includes Rockwell Brewing and Liberty Bell

@chriss752 - you've mentioned "Green Street's vision" a few times over the years. Can you (or somebody else) fill me in? 

The only formalized vision I'm familiar with that includes Vandeventer is the Forest Park Southeast neighborhood vision prepared by H3 Studio in 2015 for PCD. Five years in, it's exceptionally on track for most of the neighborhood.

Regarding the vision for Vandeventer specifically:
  • The visioned and preferred street improvement is a little bit of a miss. The Cortex-Tower Grove Connecter, however, greatly improves what's presented in the vision.
  • There's a "Vandeventer South" vision. There's a ways to go before that design vision can be evaluated.
Vandeventer is about to "blow up," so I've overheard recently.  

A second brewery was supposed to make a claim along Vandeventer. COVID stopped that.

Last year Recess STL said their permanent location would be along Vandeventer. They're expected to announce their new location in the next couple of days.

Liberty Bell building is expected to be residential.

IIRC, a medical marijuana facility will be on Vandeventer closer to Hunt.

I recall the vision for Vandeventer being talked about by the head of Green Street at an event in Cortex in Spring 2019. Phil Hulse was talking about that. He has a map up on the screen showing parcels, that were highlighted, showing where projects go.

At some point, we'll have to start looping in McRee with Vandeventer. I've heard the "visioning" extends all the way down Vandeventer and into McRee where the Bar K project is being developed.

Those new brick row houses on Swan look great. I love all the modern infill, but it's good to see some good old-style brickwork mixed in too.
