New NorthPark tenants ‘imminent’ as developers prep for phase 2

Two new projects for NorthPark, a 550-acre business park east of Lambert-St. Louis International Airport, will close in 30 to 45 days, according to Bob Clark, president of Clayco, a joint developer with McEagle.

Clark called the new deals, which would encompass roughly 50 acres, “imminent,” but said he could not yet name the tenants

Could NGA be headed to Northpark?

Interesting look at the site selection options for a new FBI HQ.... the three finalists for the 11,000 jobs are all outside the district but being near Metro was a requirement.

There is a slideshow that shows what's still in and what's out.

roger wyoming II wrote:^ I think you may be a bit off on the Riverview site..... the proposal for the casino was on property then owned by the Koman family south of the New Chain o' Rocks. That has since been sold to Great Rivers. 11110 is north of the bridge and is currently zoned residential... I could be wrong, but my bet is that it was washed out in a flood and may be problematic for redevelopment. However, there also was some controversy over the County re-zoning some land a few years back that would have allowed a large redevelopment I think maybe just north of 11110 Riverview -- I seem to recall something about golf course and recreation involved -- but details remain foggy for this old fogey.
okay, here we go..... Saint Louis County approved rezoning in 2009 for what would have been a massive development as part of a competing bid to get the casino license:

"North County Development wants to put on the site a casino, convention center, theater, hotel, sports bar, buffet, store space, 18-hole golf course, wind farm and more than 8,000 parking spaces. The complex's site on Riverview Boulevard is just south of the Columbia Bottom Conservation Area, almost a mile north of Interstate 270."

I think the County re-zoning still stands but redevelopment seems like it would be costly and controversial:

"The developer would have to raise the casino and some other buildings 30 feet to keep the complex out of the Mississippi River floodway while the layout of the development must not cause water to rise anywhere else, the report said.

More than 40 protesters opposed to the casino marched for about an hour in front of the County Administration Building in Clayton before the commission met.

"Eagles yes, casino no," "save natural beauty," "save our wildlife," the pickets chanted.

Dora Gianoulakis, president of the Spanish Lake Community Association, which opposes the complex, said after the commission vote that the study called for low-intensity uses in the area, not an entertainment complex."

I'm sure they are keeping there options open and the possible eventual 3,000 jobs mentioned in come of the coverage corresponds to the NGIA employment figures. I bet if they get a large commitment from someone else they will take themselves out of the NGIA running and move forward, but if its just a relatively small operations in the next year or two I imagine they will try to shunt them to a subdivided outer area of the site to allow for NGIA as well or just wait until they hear they're out of contention.

Give your two cents on the three possible sites of the NGIA. I think the North City site takes up way too much space. 22 jobs per acre isn't very much (Note to NGIA- "square acres" is redundant)

Its never been that safe which didn't stop them from the beginning. Its going by the base. Just makes more sense.

Wonder where all the employees live. SAFB would make many commutes a lot longer, I'd imagine.

Thanks,

I wonder if they would really move all these jobs over the state line to SAFB?

^ agree, I think it really comes down to politics in Washington and I honestly believe a big part of it is whether the decision will be made before or after the current POTUS is finished with his term. The question(s) in my mind are purely political, will downstate Illinois politicians/Illinois Senators get a going away present and a big photo op? Will the pentagon get its wish to have it closer to its watchful eye being next SAFB or perceived as such? or will the Missouri congressional delegation fight hard for St Louis City or simply splinter along the lines of the multiple MO side sites making it easier for POTUS to favor home state while appeasing the pentagon at same time?

That campus looks so dated when I drove by I hope the city is trying to get met life to move to BPV or one bell center.

That would be cool, but if MetLife can sell the building they'll probably just move everyone to Charlotte.
