According to Kwame Building Group and McKelvey Properties, construction is set to start in summer 2007.

Nice to see the floor plans, but the demographic info on the PDF is way off on many of the lines. And I mean way off.

I know this isnt important to that pdf, but why cant we get some updated satellite photos of stl? Im tired of seeing the old busch stadium. just a pet peave of mine. sorry that was off topic.

Another question about this. If this is located on "the most electric corner in the downtown loft district" why is it only "7+" stories?

While it really looks nice, what is with the grid mesh along Tucker on the bottom floor(s) in the left of the rendering? That can't be such a thin disguise for parking, could it? It looks like you can see straight through to the Jefferson and, frankly, while the rest of the building looks high quality that looks about as low-quality as it gets. Does anyone know?

Agreed on the small lot, but they couldve doubled the stories for parking (I mean theyve only got two stories of parking now) and increased to 12-15. Its location is awesome. At the least, I wish it were as tall as the building next to it.

Nadira Place in downtown St. Louis, is under development by Tony Thompson, president and CEO of Kwame Building Group.
The seven-story, 51,000-square-foot mixed-use development will include 3,000 square feet of ground floor retail space and 7,000-square-foot floors available for office condo purchase or for lease. The design features dramatic glass and brick construction, a curved glass entry for a restaurant space and indoor parking on the first two levels. Construction is expected to begin late summer 2007.
The building will be adjacent to and east of Jack Thompson Square, which Thompson renovated in 2003 to house Kwame Building Group offices and eight residential lofts. Jack Thompson Square was one of the first redevelopments in the now-thriving Washington Avenue Loft District. The lofts were among the first redeveloped residential units to be sold in downtown St. Louis.
Kwame Building Group is a pure program and construction management firm providing estimating, scheduling, project planning, value engineering and other project management services as an independent advocate for owners and developers. sweet and cool. Still wish it was one story taller though...
I like the design, though I am not too happy about the 1st floor parking. You'd think they would want to capitolize on the retail at such a prominent corner in the city.

I suspect if it ever came to the point where retailers were falling all over themselves to rent there, I think the garage space could be converted.

I wish this would be several floors more. I mean, isn't it a no brainer...we're looking to increase density. Only one way to do it. I wish developers were a little more intent with sensible development. Living downtown is not a fad, and more and more people are looking to locate there. Why "waste" valuable space (that above)?

^ atleast they're building on a parking lot. I'm guessing they're limiting the height of the building because of the small lot size and thus small area available to put parking on the first level. I don't have a problem with the parking levels on the ground level - they face a busy auto oriented road while leaving the more pedestrian friendly side for commercial use - again, good to see some of the surface lots being built on.
It did start as a residential/commercial combo, then I think they went to commercial only upon demand.

In reality, I don't mind that it's not higher. I have a direct view of this from my place and don't think it will impede the view of the SkyHouse when it's built.

A taller building could always still go where the little one-story US Bank is on Tucker. For the corner of Washington and Tucker, I think this shorter building is a good fit for a smaller lot.

That US Bank lot could eventually become hot property, with Park Place, Jefferson Arms and Nadira Place all along Tucker.
Nadira's problem is that it has no street level attraction on Tucker until you get to about 20 feet from Wash Ave.
I feel a little like Expat, but I also think that we should want the best for the city, regardless of where they are building. I don't, at all, think the building looks bad though.

Right, something should be done with the US Bank Property and the property with Danky Dan's and the spray paint clothing store.
