^ Downtown Children's Center for infants thru pre-K is just up Wash Ave @ 22nd... hopefully a new addition doesn't hurt it too much. Also, as French School and Lafayette Prep have both moved and Imagine Academies closed, it comes to mind the only elementary school downtown now is Confluence Academy.
Interior demo permit was issued last week so looks like this is underway.... this and the project at 19th & Washington (which is well underway) will give some much needed help for that upper stretch of Washington.

First thing I noticed was that gravel road farm photo
I went by today and took some photos. They did a good a job an the finishing touches, cleaning the windows and whatever is inside, are nearly complete. That's what the guys on the bucket trucks were doing today.

Good location for the grocery store. It will service current and future residents of this area. Between this, Culinaria, Greenleaf (McKee) and Ballpark Village, Downtown will have plenty of Grocery Stores for residents. Now, if only we could get a CVS or Walgreens in Downtown for medicine and we'll be set. That caught my attention as well. I haven't heard that. A CVS is something I think Downtown could support near the Wash Ave corridor.

There was a Walgreen's where Culinaria is currently before the building was torn down. OPOP would be a perfect place for a CVS/Walgreen simply based on walk able accessibility from the rest of DT. The retail base of the Chemical would be perfect.
100% agree, the beautiful red brick even matches their respective color schemes. You make a good point about the old Century Walgreens too. Presumably the job count Downtown was higher back then, but surely the residential/visitor count wasn't what it is today. This is probably just as important as anything else going into Downtown West, including MLS, for population growth and development of the area. Exciting stuff.
Anyone have thoughts on whether Monogram developers will look at an infill project on the lot they own? I believe they rendered something at one point, or simply bait and switch to get the street closure. Ask, because out of town developers seem to be hit and miss but the Monogram happened, you had one less empty building in the core, and things seem to be heating up as of late.

Not sure but a ripe spot for infill if developer looking to more downtown. Maybe not a tower but another mid rise to fill in the street wall and maybe offer some roof top amenities for residents in both structures, current and new infill
Pretty sure it was bait and switch so they could get a connected and fenced off parking lot and dog park for their residents. The horror of having to ever interact with the street.
I do think we could see the Monogram Developers building a parking garage/apartment building combo on their lot IF leasing goes well at the Monogram. I don't know how it's doing but the beginning of this thread mentioned that they wanted to do a 20-floor building there and ultimately have 500 apartments. ^ A twenty story infill on this spot even if it is tower on platform construction could be a good location for the next high rise residential in the region IMO. Doesn't have to be a signature tower as the tower itself would add some density and mixes up the height in the heart of urban core.. Downtown Fields has been open for 35 days now and i would be surprised if it was open 365 days from today.
I was there Wednesday at 6pm and i was the ONLY person in the store, I was there today at 3:00pm and i was the ONLY person in the store. They're just not seeing any foot traffic at all. why? one example; a frozen dogtown pizza is $10.99 vs 7.99 at Schnucks.

Yeahhh, I've never thought twice about Culinaria's prices but the prices at Field's were hard to ignore. Everything is easily 30% higher. I paid $10 for a bag of PF Chang's orange chicken that served 2. Really wasn't crazy about the selection either. They had a much smaller bread selection than Culinaria, for instance. I also couldn't find sponges.

There wasn't much fanfare about Fields grand opening downtown. Very few, IMO, have heard they are even open. They need better signage and better advertising, especially downtown. They are in a quieter area of the Loft District. They also opened at the same time (just about) as the new GreeLeaf Market (which got better news coverage) and is literally less than one mile down the stree - offers free parking and convenient. Schnucks Culinaria also offers free garage parking. They are pricier (even their Lafayette Store). and... to wrap that all up - Field Foods doesn't even list the Downtown Washington Store on their website YET!!!! They only have Downtown Lafayette listed. Strange.
In addition, this forum doesn't even have a separate thread for Fields Downtown.
Guess we wait and see.
