The stadium group never held the option for that land...the hotel did and they almost sold it to the other mls group just to stick it to the current mls group

Ideally they'd work together to build a seamless integration of Stadium, hotel, and Union Station, to augment that "festival marketplace" experience that US was originally designed to be, and to give it the most coherent sense of place - as an anchor for DTW.

Seems kind of unlikely at this point though.

The hotel is going into the SouthEAST corner of that intersection (so it would be in the stands of the staidum the way it is drawn currently). That side parking lot, on the southwest side, is inside the fence for the FBI building it is not open parking to the general public. It just wasn't represented very well on the map as going with that other building. (Now I am second guessing this. I posted below)

^I am looking at google earth and trying to get a feel for this. There is a chance that the weird lot is actually the harry's lot and they are moving 22nd street to the other side of it. Then that S curve would be that way to go around the community garden. But then the street wouldn't line up north of Olive. If this is the case then the hotel isn't in the footprint.

Alex, thanks for posting Harry's location/google earth outline of proposed hotel site and the MLS site plan together on your NextStl update. First, didn't realize that the hotel is essentially going on a small narrow site/footprint when it comes down to it. Probably why they don't show Market Street profile as it would be underwhelming compared to the other renderings & the fact that the hotel itself is going to be one long skinny rectangle.

Second, I think it is very plausible to shift MSL stadium site to the east, have the hotel as it and incorporate the existing street between Harry's and FBI. My two cents that it would be doable to build out the hotel and still have MLS stadium with shift to the east giving up some surface parking on the east side of stadium. Could be mistaken but believe you stated that some details are lacking in the mix when it comes to site plan(s)

That's what I thought at first. The only reason now I am not sure is because that lot is too long in both directions for the current FBI lot. It wouldn't even be in the North/South footprint of the FBI land. It goes way down south by the Grainger building. That wouldn't make much sense to me. Also, if you took the current 22nd street and extended it north it would run into the current hotel there, or at least its awning. It wouldn't have the clearance it shows in the pic (before the curve). So for the roads to makse sense they almost have to have moved it on the other side of harry's in the rendering.

I don't like the design at all. :(

Too many suburbanish-style hotels nearby as it stands now. It's puny as well.

For it to be near Union Station, it needs more character and height - maybe two or three extra floors added with a new design.

Well, now we've spent entirely too much time on this, but here's a overlay. Among other things, I'm not sure they have an agreement with the FBI to take some of that site for parking. Anyway, the issue is that the site plan isn't complete or final.

Here's one proposed in November 2016 for downtown Memphis.

Similar design to the one proposed at Union Station, but both are stubby - imo.

This morning's BJ article says this hotel will be across the street from the MLS Stadium.

"anytime you're directly across the street from a major sports stadium, that's a plus"

I am thoroughly confused. Just dumb the Harrys Site and move to one of the other 2 Parking lots directly North of the New Stadium. Make it Taller and give it more of a Big City Look. It will attract more people do Downtown West and give visitors staying at the hotel a better view of our new Stadium and Union Station. The parking lot I mean is the one at the corner of 20th and Pine and in the North Eastern Corner of the Block that the MLS Site plan shows as a parking lot bordering a parking lot. Or in this Photo I made, any of the colored lots other than Green can have the Hotel Built on. These are all decent sizes and will be vacant lots for a while.

That was my initial thought as well. Or if you want highway visibility the parcel between the highway and the intersection of 22nd and Clark would be super visible from the I64.

That said i even though they are nearby the current proposed lot no other location gives quite as spectacular a view as the one the Harry's parcel does. The Arch, Union Station Head house and shed and the rest of the skyline. That view is probably a large part of why they want the site for MLS.

That's what I am confused about. Isn't the Harry's site within the Stadium Site Plan? If so, the hotel would have to be on a different lot. And if it is on the same property, it should be taller to allow guests to see the inside of the stadium and over it Instead of looking at the back end
