When I first glanced at that rendering I thought it was an updated proposal for Manchester, Sarah & Chouteau. It'd be a great addition at either location.

Neat that they are using the existing structure. The setback is not so great.

Genuine question, how are some of these rehab jobs profitable enough for an investor in a neighborhood like Marine Villa? A 4 fam that was owned by my family many decades ago recently came for sale after multiple botched renovation jobs (3735 Wisconsin), and it sucks to see it in the state that it's in.

Generally speaking, the multi-fam rehabs are not…when done right, so corners are cut. The SF rehabs are still fine.
