Looked like full scale interior demo was underway a couple of weeks ago. All the debris was being loaded into dumpsters in the back. Haven't been by in a while to compare progress. I think the neighboring building is being combined with the Ludwig to make the condos bigger.

Workers were blasting the paint off the facade when I walked by, and now you can see the original red brick. It looks really good!
Ohmygod. They are actually doing something. I'm going to look.

Your hope may turn into a reality. I've heard through the grapevine that the plan is to restore the first floor space for retail purposes and the developer hopes as you do, to find the right "fit" for this beautiful space.
The first floor is open to the street right now and you can see inside. I hear it looks like they are stripping paint or something.

just to throw in another rumor... i heard this will be rental, not condo. and that the ludwig and the building on the west side of it will be combined ala Dorsa. doesn't make sense to me that it would be rental but, hey, it's just what i heard.

I may be seeing things, but I walked by last Friday and this building looks really nice. I was so shocked I nearly fell over in disbelief.

With the paint removed from the exterior, all the ornate features on the facade really stand out.
I was walking by today during lunch and noticed several construction workers on the second floor eyeing girls as they walked by. I assume they were doing something, besides acting creepy.

I'm pretty sure the building is brick Grovester, but I'll check today. So, I guess they are not going to restore that pediment on the facade? I think that is a mistake. It makes the building look incomplete and half-assed. Broken pediment with a big brick patch as the focal point of the facade? Give me a break.

I always wondered about the pediment on that building. Surely it wasn't built that way? I wonder what happened to it?

No way - they did more than strip off the paint - that's a heavy paint job. Looking closer, it does appear that the main wall of the facade and possibly the columns are brick - so maybe red is OK, BUT the pediments and details are certainly terra cotta or limestone. These should not have been painted red. I'm open to being wrong on this, but it just strikes me as a bad look in the photo. I'll be interested to see what someone can tell us from an up close and personal look. . .
For decades, I have seen these two buildings either underused or rotting. To see them being transformed is great. Downtown and St. Louis are coming alive.

I really don't think they re-painted it. I walk by this building frequently, and it seemed like all they were doing to it was scrubbing the old paint off the facade. Of course, I could be wrong.
