I guess it's not finished yet but that picture gives us the view.



Can't wait to see more pictures come out, especially of the rooftop with the martini bar and a rendering of how the building will look after they bring it back to life.

All floor plans are available to be viewed on the website now.



The unit 10x has a very long and funky hallway entrance.



I'm concerned about the lack of windows for my unit. I'm a big fan of sunlight and windows and it appears that there will only be two windows in my unit and they are in the kitchen. This may be a problem for me.

As a quick update on the rooftop rendering; it will be finished and availible soon (next day or so, I would think). The previous image was about 90%, with some changes being made to materials/ furniture and people were added. Hope you enjoy.

That building is going to take A LOT of work. It will be awesome to watch the cleanup take place.



I take it that windows are being added to the building since they are only on the south and north sides right now. I just hope my unit will get enough sunlight and not be blocked by the ugly Days Inn building.

Looks like your unit faces South. If so, depending on what floor you're on, you will get a ton of sunlight through those windows. And the great think is that in the winter, the sun sits low and will come beaming in. I have three large windows and face south and in the winter I can shut off the heat and warm my place naturally. But in the summer when it's hot, the sun sits high so you still get the natural light buit not the direct sun so all is good. Also, by looking at your floorplan you should be able to put you living area by the windows and dining area directly across from your kitchen. I wouldn't be too concerned about the windows. Besides, the less windows, the less money to spend on shades, blinds, or anything else you would want to put up.

Actually, my unit is 12x and it faces West. There are currently no windows on that side but from the floorplans it looks like they will be added but they will be put in the kitchen. Maybe the windows will be large enough to light the livingroom but I won't know until later in construction.



There are units facing East which will be perfect but they are currently reserved. I'll see if I can switch over if someone happens to drop out. The East view will be awesome because you'll be looking at the Bee Hat building and that Mosaic restaurant.



I took some pictures of the front and back of the building today. I'll email them to an admin so he can put them up in this thread.

i just put a deposit down for unit 10 in lucas lofts. moving back to stl from washington dc. i am case in point what is happening to downtown . am very excited about being part of the new downtown community...

It's weird that a few months before this development came out, I was talking to a friend, and we were trying to figure out why none of these new loft buildings had any plans for a rooftop pool. How cool would that be? Then, just a little while later...



I wish I could live there.

Westgate Lofts will have a rooftop pool and the Paul Brown lofts have one as well.



I hope they put a grill on the rooftop patio and then come out with some renderings of the lobby and martini bar.

Just received word that the martini bar will now be on the first floor with the bowling alley (I like the Sky Bar idea better).



Also, they lowered the required earnest money amount (that's good news. Most of the time they try to raise it).



Next week they will be releasing the available upgrades with prices. Instead of a display unit there will be a showroom for just the upgrades.

Found out today that DSL and basic cable are included in HOA fees. That's a very nice addition for me when I move!

I was very sad to see the wonderful, spiral fire escapes on the alley side of the building come down this week. I loved those, though perhaps this did present some safety issues for the new development?

It was even worse to see the segments in a metal salvage dumpster.

The sidewalk portion on Wash Ave in front of the building has been fenced off and a scaffold is hanging from the roof. There is a sign on the scaffold for a company that does weatherproofing, powerwashing, and restoration. One thing is for sure, that building needs A LOT of work.

Apparently, prices are going up after close of business today.



I'm not so sure that will be a good idea considering how stagnant the sales have been. I've followed their website since I made my reservation and not many units have been moving at the pace that I'm sure they would like. How raising the prices is going to help is beyond me.

I was told about a month and a half ago by the real estate firm handling sales that the prices would spike when the display was ready. Not sure if the displays are open for viewing yet . . .

The display isn't ready because they won't have a display unit. Instead, they are supposed to have a showroom for the kitchen and bathroom so buyers can view the available upgrades.



The upgrade list was supposed to come out two weeks ago and as of today, it still isn't out. I'm not sure on the timeline for the showroom other than "Sept".

I can only imagine that their costs are going up, and the prices need to reflect that. That building does need a lot work.

Granite countertops and stainless steel appliances are now standard, instead of formica countertops and black or white appliances.



That will save me us $$$ that we can put into other upgrades.
