the area bounded by Hodiamont, Goodfellow, Delmar, and Cabanne (for a start).


This area has some great homes - though it's hard to imagine when north of Delmar was one neighborhood with Skinker/DeBaliviere and U-City.

I've never been a fan of that weird park that runs down what was once DeBaliviere and terminates at Delmar. When I lived in DeBaliviere Place, I would occasionally grab a trash bag and pick up litter along DeBaliviere and Delmar, and not once did I see anyone actively using that park (although there were a few people sleeping there). It's rare that a park actually brings the area around it down.

^ I could be snarky and say that it seems pretty common in St. Louis for parks to bring down the areas around it... at least newer parks that is.

You'd be right though - it's another example of squeezing a park into an area where it doesn't interact with its surroundings.

Last weekend when I was in Chicago, I quickly snapped a pic of a building that would look great in the East Loop-- it's modern and funky and is a great contrast to the old buildings around it. Sorry for the poor quality:

I would like to see some of these things acquire space in the new buildings of the loop:



-a late night diner or pancake house

-a dine-in Imo's

-a deli

-a real sports bar

-billiards bar

-a nice, clean, and urban convenience store



I can't stress this enough, the loop needs to market the immediate area to housing, apartments, highrises, etc.

^ I agree except for the Imo's. I think that for the size of the area 2 pizza joints are enought. You wouldn't want to starve out the independent businesses of the strip.

I wouldn't particuarly mind, because I think Pizza Haus isn't very good. Plus, I think we're at that point where the far west end and the far east ends of the loop are far enough apart to have two of the same type of thing and be pretty successful.

^ You can never have enough pizza places in a single area. Why just in Kirkwood, there's Dewey's, Fortel's, Imo's, Racanelli's, and Domino's.

There are quite a few pizza joints on Olive as well, its been a while so i can't remember exactly but I think there is a Papa John's, Domino's and something else. I agree that if the Imo's where far enough to the east it wouldn't compete with the existing places too much and might even start to draw people into the area. I think somewhere near the new strip mall by Marion's BBQ would be great. It could start to bridge the gap between Debalviere and the loop.

Yes, they're one of those horrible chains some people hate with a passion, but I think a Buffalo Wild Wings would be great for the Delmar Loop. The Broad Ripple neighborhood in Indianapolis has one and it doesn't seem to drag the area down.

So this new building is in addition to the African American Museum? Excellent! And I hope the Bell/SBC/ATT building never goes. I've always liked it; it's a great anchor for the corner.

I don't necessarily want the building to go anywhere - it would be great to convert it into apartments/condos/anything. The way it stands does not serve as an anchor for the corner as the corner has a surface lot. The building currently makes this a dead corner - no one coming or going.

So when is construction work supposed to start on the Loop Center? The article says:


During the meeting, the Shapiros estimated that construction of the new building would begin in June 2007, although in a follow-up interview, Neal Shapiro said that it would likely begin not long after the demolition of the old building is completed in August or September 2006.


Anyone know? The site looks ready to go, but there is nothing happening...


The [Wabash] station and the former [Delmar] school belong to Edwards, who is also developing retail space in a building across the street from the high school. Edwards has no final plans for either the station or the high school but said he’d like to see an upscale restaurant in the Wabash Station.


Where is Delmar High School? Any news on the Wabash?


In the midst of all the development, Metro is revisiting its plans for a transit plaza near the Delmar MetroLink station. The transit agency formally shelved the project in 2002, citing a need to negotiate with neighboring property owners.



The transit plaza would offer a more pedestrian-friendly connection between MetroBuses and the MetroLink station. Dianne Williams, director of communications for Metro, said that design work for the plaza would begin in early 2006, with construction scheduled to begin in the fall.


Any word on this?

Apparently, Companion is going to open a "Bakehouse" (comparable to the one in Clayton) in the Loop Center. Not clear if there are other tenants.



The Shapiros are first-time developers, so it would not be surprising if this project has a lot of stops and starts.

It's a little east of the Wabash station on the north side of Delmar - it's in between Pete's Sur Save and the old McDonald's which is now Big Jake's BBQ. It doesn't really look like a high school - the facade has been covered with stone panels so you can't see any of the windows. For a high school, it's pretty small too.

I'd add a Walgreen's to that list, or a CVS if they ever decide to enter the market. It has always mystified me that there is no Walgreen's within walking distance of the north side of campus, especially considering the population density and pedestrian activity of the area. I think they'd make a killing in grocery items and cigarettes alone.

I heard from a fairly reliable source that the funding for project has fallen through, and the development is delayed. Don't know any more details. Hopefully this will be back on track soon.

As much as I hate how many Walgreens there are in St. Louis: it would be a good addition to the area. They could do some killer business there.

I've said it many times and I'll restate it again-- someone needs to court Wawa! It's PERFECT for the East Loop:

It is a convenience store with freshly prepared food and beverages. Wawa especially caters to student populations, and some are even open 24 hours. They are all over the Philadelphia area, and everytime I step into one, I think to myself, "Why doesn't the Loop have one of these?"

In my opinion (I used to live and drive in the area) there are plenty of gas stations around there already.
