I'll be driving by there in a couple of hours. I'll see what I can see. The lot has been used for construction parking, so it could maybe have something to do with those construction workers.

I had heard that nothing would happen until after the PE Lofts are completed and only then will a decision be made to move forward.

It is a matter of location and time. Opus is still very ready and dedicated to move up STL.

Nice to hear that they're still high on StL. As with many projects, we won't know if it's going to be built until the dirt starts turning! It's one thing to float an idea, another to order some renderings, another to put up some nice signs and advertise, another to pre-sell units, another to meet financing requirements and ANOTHER to build. One would think that this would be a premo spot in the city. If this and the Kolar property along Kingshighway could be built we would have a transformed neighborhood.

Yes, but I understood that Heartland was willing to work with a developer (read "Opus") to build a multi-use building. I thought it was more a financial dealing than anything else.

PE lofts being completed has absolutely nothing to do with this building. I though PE lofts were almost entirely sold allready, as well as PE itself. If those have sold enough units (and I thought they allready had) they will go ahead with this project if they can get past the retarded neighborhood assoc. and are able to work with heartland. Why wouldn't OPUS still be high on stl, their developments here have done tremendously well thusfar. I remember reading that a sales center was slated to open in september, with the accompanying advertising campaign. Any word? Also, the renderings of this building are VERY similar to PE IMO. I like PE very much, but I would love to see the architects go a different route, and add variety to the towers in this area. Maybe the neighborhood would be willing to go for something that is a little more artistic in design?

Psh we would never be that lucky. We are well into September now and no news of the supposed sales center that I can tell as of yet. I really hope Opus doesn't get driven out of the area, as they have done 2 very successful projects and would surely continue to do well if given the greenlight. I'm really hoping that the cwe grows into a nice third skyline for metro stl (downtown/clayton/cwe). If we can get 4 or 5 more 300-500 buildings in there it would be terriffic. (I realize that zoning would have to be changed and or there would have to be decent persuasion to pass chase park, but one can dream.) This would deffinitely be a great start, however.

we don't need any 300-500ft structures in the cwe to make it more bustling. I don't think we even have one 300ft building in the cwe (chase and Park might but barely) I would love for the cwe to continue to fill in North towards delmar, east surrounding cortex, and south into fpse and the grove. take those 500ft buildings and turn them on their sides. :) just my opinion.

^I think he means the skyline of the CWE would be more dramatic and impressive with taller towers. Since this is St. Louis' premier highrise neighborhood, I agree with him.

(Ahem) Lower rises means less density, higher rises means higher density. It's really only a natural progression, and shows a city is prosperous and desireable.
