^ I went to pick up a few things at Lowe's last night, and I thought the same thing as I exited Loughborough Commons and saw the news crews situated outside that house on South Grand.
Ridiculous? Yes, but look at how some reacted to the recent melee at the Galleria.
Anyway, I drove by the site on my way home. It's been graded and it looks as though further work may begin as scheduled. I'm anxious to see specifics about the designs and prices, because I think this is a great location near Carondelet Park and IHM. It appears that nearly the entire site is built on. No yards. At least it is dense without street fronting driveways. Glad to see rear garages, and street frontage. I guess the greenspace factor is made up in walking proximity to Carondelet Park.
Two good things, there is an east-west and north-south pedestrian cut-throughs. The north-south one converges with the parking lot where the east-west one is nearly separated and includes two commonspace sections.
I'm surprised this is only 10.4units to the acre when it could be higher density with more commonspace of higher quality.
You bring up 2 important points.
1. I look and also see some pretty small yards. Part of the issue is the demand for an attached garage in the rear, which eats up some space and the demand for 2 car garages.
2. THe green on that site plan is pretty lightly collored, so it is hard to see what is and is not green.
3. The lack of a ture common green space is the only real failure I see. If you are going to eat up peoples yards with garages and streets, then maybe you should add a tot lot or small common green space. SOmething that can be used. think about the space people can get back with those boulvards being convereted to regular streets.
The tiny yards don't bother me (there's a large park just one block away). Many people that have children live in structures that have no yards at all, such as highrises, midrises and other urban structures. This, IMO, is a fittingly urban development with density--much like Souldard or Hyde Park. This is, of course, the city...where you would expect such developments.
I would be more concerned with the architecture...haven't yet seen any elevation renderings yet, although just based on the roofs of the birds eye view renderings, the dormers seem to indicate they may be of good design.

As I recall, this site slopes fairly steeply North to South. I wonder how that might effect the siteplan.

I have a tiny yard, mostly because my wife thought we needed one for our son. Well, I hate maintaining it, and he rarely plays in it since we usually wind up at the park anyway. So the lack of greenspace wouldn't necessarily be a deterrent for me. Carondelet Park is convenient to this development, and there is a large playground and lake on the park's south side, so it's an ideal location for families.

Hopefully the front elevations and the overall appearance of these homes will have a quality feel. There are several examples of shoddy infill on the other side of I-55 in Carondelet, so I hope these rise above that. If the homes (and my checkbook) are ready at the same time, and the architecture is pleasing, I wouldn't mind looking into one of these.
If there is (or was) a problem, I would assume it has been delt with by the architects by now.

There must be thousands of people with the same needs/wants as you. Not everyone wants a yard that will eat up your week ends in maintaining them...they don't belong in the city, anyway. Urban living means a small yard at most, IMO. People who need a substantial yard should perhaps rethink city living and look to the suburbs.

I'd value a private yard over a large yard. I like how the site plan shows a design for what I'd really call a private courtyard, since sheltered by the house, garage and breezeway or maybe breakfast/laundry/mud room linking the two. Nearby mid-century homes may have larger yards, but growing up in one, I think those yards felt small when you can see across the whole block of similarly sized yards usually separated by only chainlink fence.

Thanks, I must not have been paying attention last time I heard them play. They're one of my favorite local bands now that the Whole Sick Crew no longer plays together.
