Glad to see Larry is getting with the times, calling himself a "facility director."

Good. Larry Rice might be able to bring some stability to downtown.

Once a bad actor... twice a bad actor... one hundred times a bad actor... always a bad actor.

Deny, deny, deny, deny.

Could you imagine making the investment to renovate and open 21C up the street and having the city slap you in the face by allowing this dangerous operation reopen in the same month.

Does anybody know that the original use of that building was? It's pretty ornate so I am guessing hotel?

This is huge. I wondered if he would ever sell.

Hope this lands in a developers hands and not a speculator, such a pivotal spot for Wash Ave and the Locust district.

Just realized how much surface parking is next door on both sides and also the corner of 14th and Washington.

Couple of proposals (Skyhouse, etc.) have come and gone here and I think NLEC had a lot to do with none of them moving forward.

Maybe Mr. Oliver takes a swing at this one.

Good I was concerned about this building being vacant, I wondered if he might just sit on it out of spite. Combining with the lot to the east would be great with the potential of providing parking and additional development and providing a west border for Lucas park. Unfortunately they are different owners, who knows if they have an appetite for selling.

It would be cool to see a rehab + expansion. The existing building rehabbed with some apartments and amenities with two wings (maybe 10+ stories) built outwards east and west.

Dreams…

The facade of the building is beautiful
If any location could be a boutique hotel it could be this one (opinion)

They are all owned by Brad Waldrop (and family) I believe.  So parking lots they will stay.

Oh no. I love that guys development portfolio - “land improved as parking”. “1801 Washington Ave - 169 stall surface parking lot development in St. Louis loft district”

Also done a 28 stall surface lot, 74 stall surface lot, 65 stall surface lot, and a 190 stall surface lot.

“Although downtown St. Louis is often referred to as St. Louis’s “worst” sub-market, Brad achieved 90 - 100% occupancy rates in each property on-budget and on-schedule”

Gotta love that! Put a statue up!

When I was first out of college I expressed my  frustration about undeveloped parking lots to a seasoned developer and his reply stuck with me -
"If someone is making money without exerting much effort, you are going to have a hard time convincing them that they are doing it wrong"

Precisely why the government must intervene.
