Small development but it's always good to see developers haven't completely forgotten about Laclede's Landing.  Place has a ton of potential and a good street grid / location / transit access to be a great sector of downtown.

Would love to see something done with the Landing giving it a riverfront attraction, for having the largest river in the US right on downtown's doorstep there isn't much connections or advantage being taken of the riverfront location.  Rooftop restaurant with views downtown / river would be cool.

The Landing is so small and dense that it wouldn't take much to return it to destination status. The buildings need to be renovated, the garage torn down or replaced, and 4-5 new bars and restaurants need to open within a one year span (achievable with some collaboration.) Not a long shot by any stretch of the imagination. Once the ball is rolling watch out.

Hopefully the civic, business and development community puts some more priority into the Landing over the next five years. The Landing is low hanging fruit, and in one of the most visible spots in the region. I walk through the Landing at least once a week and the potential is inspiring but counteracted by the disappointed looks I see on all the lost tourists faces.

^ My thoughts exactly, it wouldn't be a huge undertaking by any means, but needs a solid anchor tenant to draw traffic and the Landing would be a great hit, add a few unique bars, play some live music, like you said the Landing is very small so it'd be a very easy walk from place-to-place and it could easily be a one stop night on the town kind of place once again.

With each rehab/residential conversion by Advantes Group, we get a little closer to seeing infill on the Landing.

Building out the vacant lots along First and Second between the two bridges would really make the Landing feel like a true neighborhood.

^Agreed. Once they hit a quasi-critical mass of occupancy from redevelopment, I bet they'd be able to get new construction rising with relative ease. Their "master plan" for redeveloping the Landing, and areas just north of it, are long-term and highly ambitious. I bet they are moving forward on their plans one step at a time, with this project the latest iteration of their plans. And, I don't think we need to look as far back as Gaslight Square for its rebirth, as it was only two decades ago when this was arguably the hottest part of the City for nightlife. 

Personal hopes: Bring back Mississippi Nights. Please. For the Love of God.

Side note: My Grandfather was involved in a past redevelopment of the Paincourt Building. Very glad to see more life return here.

When Lacledes Landing was redeveloped, that’s exactly what they were trying to do.

I don't think Advantes has started renovating the Hoffmann, Greeley, or Traders buildings yet. So adding Paincourt to the mix gives them a pretty packed pipeline for the Landing and I wish them much success. 

All four buildings add apartments, which I think is a win for the Landing, and Traders brings a little bit of office space and, I believe, an actual Old Judge Coffee cafe. Next up on the redevelopment list, from what I've been able to find by digging around, is the Old Judge building and Morgan Street Brewery (2 buildings). All three would become loft buildings. After that, that's it for building redevelopments on the Landing that would be developed by Advantes. New construction would follow. So looking at the little count sheet I have for the projects on the Landing, here's what I get...
  • 172 loft apartments
  • 37,900sf of renovated retail space
  • 39,190sf of renovated office space

There was once a rendering in a listing for some of the retail space on the Landing that showed Morgan Street Brewery in the Peper Lofts building, but that may have been just a concept.

In this rendering of Second Street from Advantes/Killeen Studio, you can see what looks like two infill buildings on the parking lots that were recently bisected by the Lucas Avenue extension.  That would be a huge improvement.

I would certainly hope that they would work to keep the businesses in place during a rehab. Losing Morgan Street and Mas Tequila would be a huge blow and arguably not worth the shiny rehab and new residents.

Also Big Daddy's has been "temporarily closed" since late January. Any word on if they will be coming back? That would be another huge loss.

I'm pretty sure I saw people coming in/out of Big Daddy's a few weeks ago, and I agree with GoHarv that any rehab of The Landing needs to keep the few anchor tenants it has in place during the work, if we are adding businesses and losing them at the same rate nothing positive is accomplished, just a shuffling of the properties.

Might do a mockup rendering for fun soon of a Landing improvements / redevelopment.  Turning one of the empty lots into a community gathering park / space would go a long way to helping the area feel a little less empty, thinking a small space that could be used for live music or neighborhood concerts on The Landing.

I think that's what they are going for with the Ward Burg Garden (speaking of which I asked GRG about the status yesterday and here is what they said.)

Hopefully in the future they can build an outdoor stage area in the empty lot across 1st street. The Ward Burg Garden would be perfect for people to sit and watch and it's not like that flood-prone lot is going to be used for anything else.

I inquired with one of the commercial metal fence builders in the city - they have a 6-month lead time, so I bet they are dealing with the same thing.

^ Not surprising at all.  In my business we use everything from steel to semi-conductors to shitloads of resins and pulp and paper.

It’s f*cking insane out there right now.  25+ week lead times are not at all unusual on some things. Never mind the rampant price increases…

GRG has all of these lots included in their master plan from 2017. Not sure how much is still on the table but it's pretty ambitious.

I just wish GRG/the City could be more active stewards of the already existing area. Trash has been building up for months on Leonor K Sullivan north of the Eads Bridge. The parking garage is abandoned and full of trash. Ugly temp concrete walls block the streets and the bike path. It's just really frustrating because the infrastructure is still shiny and new but the second you leave the Arch grounds it goes to hell.

Also the President docking area needs to be torn down a decade ago. I have no idea why it still stands without any current or potential future use. I peeked into the little security booth and it's literally filled with 5 feet of sediment from the river.

The brand new bike trail down there is again blocked between the Arch Grounds and the north riverfront. The thing has been blocked at least 75% of the time since opening.


Ashley Energy has its neverending street closure, and I believe the floodwall is again closed after it was opened for a short time, though I'm not sure since I avoid that area as nobody seems to care whether the only bike trail in the central corridor is impeded on a near-permanent basis.


And yeah, the trash up there is really bad, as are the permanent jersey barriers everywhere.


It's stuff like this that just infuriates. We build something to much fanfare/media coverage, then the decay and neglect are noticeable almost immediately. It's hard not to feel like we live in a crumbling city with no chance of improvement.

Now THAT'S the kind of riverfront I've always wished we had.

Active with trails, volleyball, parks, water features, and what appears to be an event center of some sort.

If we got even half of what's in that conceptual rendering it would be amazing.

It's a great idea too. Occupy the areas that flood with native plants, and permeable materials. 

GRG has a plan, and some funding. Seems like it'll be a slow rollout/ space-by-space.

Absolutely, GRG can be a little frustrating sometimes to watch because they have so many great ideas, but I assume lack of funding/staffing holds them back somtimes.

But they are a huge asset to the region and have done an incredible job adding bike trails throughout the metro area, especially in the county.  Hoping they turn more attention to trails within the south-city area, but everything they've done has been a welcome addition.
