The gas pump canopy is where the Kassebaum is.

How? The economic activity there will almost if not entirely be shifted from elsewhere.

How is a building that is so worthless and such a big liability worth $511.000?

Stl BJ - QuikTrip asks for zoning change to build gas station on historic site

"On the corner in front of the convenience store, QuikTrip would build a monument wall using bricks and the Kassebaum name from the historic building that it replaced, if the brick doesn’t fall apart during demolition, Keen said. The company also will add more landscaping around the wall, and more color to that landscaping, than would typically be seen at a QuikTrip, she said."

Vacant for four years, the Kassabaum/Session building would require more than $3 million to get it up to code to use as a business again, Gwen Keen, real estate project manager for QuikTrip in St. Louis, told the St. Louis County Planning Commission at a public hearing Monday.

“That does not include the property. That does not include any new business trying to fill it with equipment, or anything else in order to establish a new business in the building,” Keen said. “At the end of the day, the costs would far outweigh the value of the property and a new business.”

Two neighbors speaking at the hearing questioned the value of adding another gas station to an area that already has three. But Keen said that market research showed that a QuikTrip would succeed in the area, even with the competition. QuikTrip is set to build another store 2 miles down Lemay Ferry Road near South County Center mall.
and why in the f*ck should anybody care that QT thinks they'll succeed in the area, WHICH ALREADY HAS THREE GAS STATIONS? how is that a justification? it's not the municipality's job to promote QT's success. gas stations aren't community assets. they're not like restaurants or retail. they're cancerous. it's absolutely justified to put a limit on them.

I bet the cost of remediating, rezoning and redeveloping the parcels where two of three existing gas stations that QT runs out of business will far exceed what it takes to rehab the Kessebaum.

^^You know what would make Kessebaum more viable? Building a sidewalk from the gobs of apartments right behind it so you didn't have to walk along Lemay Ferry or Butler Hill. Or adding a sidewalk to Lemay Ferry. Or improving the one on Butler Hill. So much of South County is an absolute horror show if you have to walk anywhere at all.

Drove past this yesterday - just a sad dirt plot of land these days. What a sad fate for what had been quite a handsome building.
