Blackline is planning a 2-story, 12-unit apartment building at 3620 Texas. A rezoning request goes before the Planning Commission on September 2nd. Blackline is the developer that redeveloped the 3600 Texas building, which I've included. No renderings are available yet but we do have site plans and first floor floor plan.

This is great! I love shotgun style apartments (live in one myself), so it's refreshing to see this type of new development. Now, someone just needs to develop something across the alley on Jefferson.  On a somewhat side note, I've been thinking lately about how popular 2- and 4-family buildings are in St. Louis. Lots of singles and young couples rent these types of units across the city, so I'm wondering why you never hear of any of any new buildings in these styles. Does anyone have any input on this? Is there a financial reason that just doesn't make sense in today's market?

I wonder about that myself. My guess is the incentive is to build something with a lot of units because more of the headaches and costs get spread over more units. And if there's enough units you can add amenities.

I can guess... that place was inhabited illegally for the longest time. The backyard was a disaster and the building had no power, water, etc.

There were bi-weekly calls there for overdoses.

And then there was a fire.

I’m not certain how bad the fire actually was, but all the other stuff combined along with absentee owner likely put it towards the top of the list to just get rid of. Sorry to see a building go but that corner of Miami and Minnesota is on the other end of the block from me and I hate walking from that direction.

My girlfriend lives at Compton near Winnebago. I think the neighborhood is coming up, but the main problem seems to be one or two problem properties on the block. Glad to see the rehabs on Michigan and Texas and hope they spill over to the other streets.
