New QT is under construction @ Page and Woodson in Overland... I assume it will be the Gen 3.
I assume from a municipal tax receipts perspective its great to have these high-volume convenience sales.... iiuc, they don't get any tax off of the gas itself, right?

I didn't take any pictures of it but when I was in NYC a couple weeks ago the most urban gas station I have ever seen was located just around the corner from my hotel in the West Village (Manhattan). I think it was an Exxon. There were two pumps and very minimal space between them and the street. At every time I went by the spots were filled with cabs. There was a small convenience store attached and apartments were located above.dweebe wrote:I don't think there's such a thing as an "urban" gas station. The closest I've seen is something like this somewhere in Queens (New York City).
Seriously the whole thing could have fit in one tenth the footprint of this Quik Trip.

I totally forgot the one at Page and Woodson under way. Some pretty serious grading for that one, much like the W. Florissant one. As for the kitchen concept, I think the one I was at that had added it to an old store was Florissant on N. Lindbergh at Waterford, but now I see by looking at Maps that that store itself is relatively new and now am wondering if the kitchen thing predates the gen 3, 3 entrance/split bathroom design. I've never seen pizza yet though and will have to try that out at the First Capitol location as I'm over that way once a month or so. Casey's sells a pretty good slice on the go for a gas station, although the stuff at the U-Gas 66 on Hampton ain't too bad.
As for gas stations exhibiting "urban design," that one above in Milwaukee is the only one I've ever seen. Most I've found in Manhattan just seem like regular older gas stations, mostly on the small side, surrounded by tall buildings.

The New York Times periodically lets the world know that the Manhattan real estate market is too tight for gas stations. Pictures included in some of the articles.

“They’re just trying to put condos everywhere, to make it so just rich people can live in New York,” he said. “I feel bad for the people who have to drive.”
There's also a Gen3 Quik Trip under construction on Hanley Rd. in Richmond Heights across the street from Home Depot.
I also visited the Quik Trip in St. Charles on First Capitol Dr. That's the first location to get QT Kitchens, and I was also told all QT locations would be getting the QT Kitchens added to them, making them Gen2.5 stores.

I wondered what was going on there. They are finally getting their replacement for the old island store. I used to boat into that location fairly frequently. It sure has been a pretty aggressive modernization timetable they've pursued in the last year, at least locally. Unlike the situation with Taco Bell though, where one day I'm stumbling into the Alamo and the next day I'm looking for an earth toned box, these new QT's are pretty much the same ol same ol aesthetically, but they do continue to improve on their functionality.

Thanks for the comments and thoughts. I have a rudimentary site plan and meet with the alderwoman and neighborhood association Wednesday night. Hoping for the best...
