I could see where the 170k of commercial space/office space being pure speculation considering the size of the Goodwill Warehouse and a configuration might not lend to every square feet being residential.    Heck, maybe some of the current warehouse space will simply be leased back.  I recall that this building isn't sitting empty.    Someone can correct me if the building is completely empty at moment.

Not related to Armory development but waiting for Foundry's proposed hotel development to be announced.   One more addition in the area to help push greenway development/pedestrian crossing forward.

Lets not forget the schoolhouse is getting redone, and the MX Apartments (or whatever they are called now) at Clayton and Sarah will help link on the west side of Vandy. 

I wold actually really like to see that building under the trestle get rehabbed into a sports bar or something.  really cool feel, those buildings half underground almost.

From what I’ve read it sounds like Goodwill will be staying in the building. Not sure if their occupied space translates to some of the retail or office space proposed for this project tho. Seems like they have close to a decade left on their lease.

The Planning Commission approved changes to the Strategic Land Use Plan and Zoning. Green Street expects it to be listed on the National Register of Historic Places soon. GS said it's probably a $200M investment. They will make payments over the next 12 months to pay the property taxes from 2022.

$200M seems high. 
177 x $300k per unit + 170,000 sf office x $300 + 150,000 sf retail x $200 + 650 x $10,000= $140.6M
I'm guessing on the $/per there, but am I really that far off?
