It's only a 7-minute walk from the front door of the Goodwill store to the Grand station ticket machines.

That area could use some greater connectivity for sure, but not more stations.

My vote is for demo of the old Macy's.  Architecturally its a box so not too amazing really.  Nice height but other than that just a big box not even really well suited for residential though it could be made to work.  To me it's better for Bernard to be connected through to vandaventer with new midrises to its North and South to block highway and railroad noisy.

I am more optimistic about Greenstreet's vision now that they have this property in hands.

Also yes to eventually putting a station at Vandventer.  Not sure if they are there yet though in terms of density.

They're not going to be tearing the building down; they're trying for historic tax credits. 

I'd like to see the western side of the complex, the storage/trucking/parking lot side, redeveloped with something that runs down to the old JJ's space and better connects the Armory and the Grand station Metrolink park-n-ride with Vandeventer.

Well they might if they don't get them.  Honestly the building is very unremarkable.  I say demo it and reroute Bernard.  Much better concept all around.  Better for Developer, Better for City, and Better for residents.  Not sure how much the financing hinges on HTC.  Seems like there would be other financing instruments if they opted to build new.

I typically agree that we shouldn’t over accommodate to those who refuse to travel a 1/2 mile but there’s a good argument to be made that STLs central corridor is dynamic enough to justify denser station placement.

The cortex station seems pretty lightly used right now. Maybe if that were used it'd be worthwhile, but stopping at a station for two people to board gets old after a few of them.

agree in the short term.  As the corridor densifies i think there could be reason for a new station.  The important part is ensureing it can be built at some future date by setting asside sufficient land.

Jefferson will happen eventually.  Pretty long stretch between Union Station and Grand.  Distance between Gateway Transportation Center and Union Station does set a precedent of stations being close together, however.  A Vandeventer station would offer a closer walk to FPSE and obviously the soon to come online bike path.

Once new windows are installed, making the seven-story warehouse looks more like the three-story portion of the complex (which already has new windows), it's going to look pretty great.

Would be nice to see the warehouse and the store redeveloped at the same time. But man, I miss the store.

Edit: Well, I guess the store project isn't happening, so I'll just be happy about this one.

Redevelopment of this property goes to the Planning Commission on June 14th. The site will be rezoned from "K - Unrestricted" to "H - Area Commercial". Green Street is the developer. Rosemann and Associates is the architect.

Plans call for...
  • 650 structured parking spaces
  • 170,000 square feet of office space
  • 150,000 square feet of retail/entertainment space
  • 177 residential units
The scope of this project makes me think it'll resemble the Crosstown Concourse building in Memphis.

Let's gooooo!  I can't wait for more details.  Maybe a dumb question, but does Goodwill only operate in the shorter building on the east?  Or do they use more of the complex? I guess regardless, they'd be moving?

I'd think not.  Getting the warehouse developed will allow for a parking transition for the Armory.  Those surface lots can't disappear first.

^I've been thinking the same thing. Both things, actually.

I'd like to see this entire project become residential, unless they already have a tenant in mind for the office space. 

I also wonder if this might get the walkway going. Like STLinCHI mentioned, I think this project, with its 650 parking spaces, will help get additional projects going. It should help with the two Armory towers along Grand, but I also think there is potential for another significant project just to the east of this one, between it and the former JJs. 

There is also a ton of potential just south of the tracks as well. Across Vandeventer, Pier Property Group is planning a redevelopment of the Rock Spring School, plus a 107-residential unit addition fronting Vandeventer (Did they convince Vandeventer Trucks to move?)

It'd be great if we could see development on that large, empty lot south of the MetroLink tracks, as well as a redevelopment of the land that Life Storage currently occupies. 

I'm not sure at what point that walkway gets prioritized, but I expect that area to continue seeing development and new residents. It'd be nice if they could start planning it now.

According to a GRG engineer I traded some emails with that part of the Brickline won’t move until funding is acquired.

This project won’t change that. Unless Green Street is going to provide the money to GRG, but I’ve seen no indication that will happen.

Market Street between CityPark and Compton and the North Grand/Spring sections are next on the docket as those segments have already nailed down some grants and other funding.

Exciting. Yeah their medium term plans have got to include development along Vandeventer to connect to the grove. If they do I hope that they retain some commercial spaces so the area isn't just entertainment and residential.
