It's time to introduce form-based codes. Not only in The Grove, but the entirety of St. Louis. Most of those buildings are pretty ugly. For U-City, wouldn't something more fun/youthful/Portlandish work better than those renderings?

A college town has to look cool. This building ^, while not "AWESOME," is better than any of those proposed. UIC makes some pretty wacky buildings, they should really make something rad for The Loop - - especially the East Loop.

I like the one in the link. Anything that comes up to the sidewalk is better than a parking/empty lot, but overall I want St Louis to look like St Louis, not like some where else. Take a look at the north side of 2100 Locust. That's what I want.

I know what you mean, but I'm just using those as examples of "being not sucky." And yeah, 2100 Locust is a good'n. As long as the buildings look good, that's what I care about. No more of that townhome fluff they're throwing down in the CWE. They're going to turn it into Fenton.

Here are several new tenants coming to the Loop:

Mission Taco Joint: 6235 Delmar
Chubbies: 6227 Delmar
BluePrint Coffee
Italian Pastry shop (same owner as Butler's Pantry)
Pita Pit: 6120 Delmar

Mission is open. The dusk taco was good. The cactus taco was too spicy for me. Looks like the Pita Pit construction is commencing. Signs are up for a spring opening of Picciano Pastry at the corner of Delmar and Skinker.

Blueprint Coffee Company plans to open this summer at 6225 Delmar. They intend to offer a landmark specialty coffee experience. They all have many years of restaurant and coffee shop experience. They will offer eat-in, carry-out, retail coffee, and wholesaling.

^With Mike Marquard at the helm, this place will be amazing. He's sort of the pope of coffee in the Midwest. And more in a Francis way than in a Benedict way. Can't wait for it to open!

Looks like Pita Pit is finally open. Their website is taking online orders. May have to swing by for lunch. Fantastic food.

In the most recent photograph, I no longer notice the "Space Available / St Louis County Realty" sign on the building. Unless it's posted elsewhere, I would consider it a hopeful change. City records do not yet record a sale.

In a recent meeting Lyda Krewson mentioned that she was working with the owners (and,I think, Wash U) to encourage a mixed-use building at this site. She was in favor of a tallish building, stating that the church on Skinker is fairly tall and this corner needed something more substantial than a fast foot place.

Church to the south is four stories, as is the AT&T building to the west. Moonrise is seven or eight. If I were CVS, I'd squeeze a store into the bottom--provided you could put a drive through lane into the alley and had parking above. The site is 15,000 s.f, and so it just might be big enough.

Of course, there would be more room at the northwest corner, replacing the Shady Shell.

It would be a tight fit, but I think a 20-story tower would be awesome here. It would be a great greeting for everyone driving down Skinker towards the Loop. It would be expensive, sure, but this neighborhood could use a good skyscraper. The tallest building around the Loop, from what I can tell, is that 15-story building. You know the one. A 20-story building (with perhaps a CVS) could have a few stories of residential, some office space, and maybe a few stories for a data center or something. Whatever needed to get it nice and tall. Probably a pipe dream. Maybe we can get a 10-story building here at most.

My bet would be on a 3-5 story for a new building on the corner. The Parkview Gardens Neighborhood Plan envisioned 3-12 story buildings along the west side of Skinker to the north.

I see some of the office space is $18-18.50 / sq ft. Isn't that what it is downtown? I also see the 6104 Delmar is asking a lot. No wonder it never gets filled! It would also help the Rosedale building is they'd spruce up the front first. I presume they're waiting for tenants before fixing it up.

I noticed something a bit discouraging this afternoon-- a crew was installing a wrought-iron fence around the Church's Chicken building. Seems like an expensive "temporary" measure if they were preparing to demo the building, but I could be wrong. Anyone have the scoop?
