Seriously.  ***** car washes and gas stations, it's all the creativity left in this world for passive income for lazy investors.

What would be the step in the right direction to reframe our land use? At least in the City?

Form based code.
Remove parking mins.
Cap on total number of gas stations/pumps.
New gas stations need to get sigs from neighbors like for a liquor license or forbid them within X feet of residential.
Make auto-oriented land uses a conditional use everywhere.

^That will sure help us get past $1 billion in permit value for 2024. Too bad Stray Rescue would have to pay 10x their likely actual entire construction budget just for the $15 million permit fee on that if it were true.

I swear I remember that place having a few big doberman pinschers behind the fence that would run down from the building as we'd walk by. We were young, 3rd-4th grade, and many times, those gates would be open, so we stayed away from that place mostly sticking to the other side of the RR tracks.  The wonderland we played in back then, and were allowed to play in back in the day compared to kids today, unbelievable. I remember going inside & exploring the closed Alligator factory and even climbing up the old chimney off Baisch Lane, until one of the rungs pulled out. Even those old viaducts, we used to go down in those things as young kids. Sure did beat suburban life!

^ We should absolutely increase fines on vacant properties, and attach unpaid ones as liens that get paid out upon sale.  Hopefully the Roosevelt can still be fixed up.
