I did notice in the 2017 population report they stopped referring to "downtown" and downtown west. It's just the "core" now. Possibly for statistical matters.

The rate probably isn't as much now, but it's also premature to tell. Ballpark village high rise plus Locust units, plus existing projects on wash Ave. And Laclede units still coming online.

Hopefully some have a better memory than me on details, but I recall even earlier in this decade Downtown STLs population count seemed to be off from what you'd expect from the 2010 census... it was like they were using a different base. Anyway, hopefully some key projects move forward soon and things continue to lease up decently. There's not a lot of units currently under construction right now but if some of these planned projects get going soon perhaps we can add another 1,000 residents or so in DT/DTW by the 2020 census.

A pretty awful representation of downtown condos, IMO

So the new Trump tax bill would eliminate Federal Historic Tax Credits. I'm listening to the ways and means committee hearing in Washington on CSPAN3. This could end life as we know it in the City of St. Louis.

Tax reform would be 'devastating' for St. Louis developers

and this subtitle:
Program on the chopping block has reportedly led to $3.2 billion in redevelopment since 2002

The first paragraph reads:
Developers since 2002 have leveraged $536 million in federal historic tax credits to spur more than $3.2 billion in historic redevelopment in the city of St. Louis, according to the National Trust for Historic Preservation (NTHP).

It is behind the firewall and I'm not currently subscribed.

The FHTC program isn't going anywhere. Trump has too many wealthy friends in the development game to cut FHTC much less a program started with much passion by his hero Ronald Reagan. It's a bargaining chip to gain concessions elsewhere. It's all politics. I'd be stunned if it gets axed.

Railroad, BPVII, 300 Broadway, and Jefferson Arms could add a little more than 1000 apartments to downtown by 2019.

Extremely optimistic imo... my guess is only BPVII apartments, with around 300 units iirc, will be done by 2019.

JA doesn't plan to get apartments underway until a later phase following work on the ground floors and RR/X & 300 S. Broadway are likely to take months for any groundbreaking... I'd be extremely surprised if either of those two got underway in 2018.

Having said that, if all four of those proposals come together I think they could reach 1,500 units if RR/X sticks to its 600 count that was reported. (600 RR/X, 300 BPV II, 250 Jefferson-Arms, 300+ 300 S. Broadway). .

^ from projects already underway, (Monogram, Mercantile Library, 900 Block Locust, a dozen or so in the Union Trust project) I think we should have 300-350 units coming online in next 12-18 months on top of the Buell's 36 which are just opening.

That area of 20th/Washington/Delmar is doing good- Majestic and Adler are almost at capacity, 2020 Washington I'm pitching some friends to buy there. Tudor is probably all leased. and few blocks east at 18th the CPI/Monogram building is probably 6- away that should add a good amount of people. Hopefully some commercial follows in my building. Cider place should be open soon at 20th and Washington and my new neighborhood bar is Bootleggin BBQ that has a steady customer base.

Pretty interesting that downtown Nashville just surpassed 10,000 residents in 2017, apparently same as us.... and this is for an area just under 2 square miles that compares relatively well to our Downtown + Downtown West area of just over 2 square miles. (And all that land south of 64 generates only a handful of residents for us.)

True, the pace of recent growth is considerably higher in Nashville than here (and I believe their income levels/rents are considerably higher as well), but it's still interesting how its not that much larger than our often besmirched downtown. Also interesting they have set Austin, Indy and Charlotte as their downtown peers in the housing report. The report is worth a read if you're into this kind of stuff.

this is a three story building that was a tire warehouse....theyve been moving out tires by the truck load for weeks.
with the Monogram, this building, my building (1910 washington), 2020 Washington, Adler, Edge and majestic lofts, thats a lot of residential in a small area. I think a mix use at butler brothers will start to make a lot of sense soon.

^I hope they do something comparable to your building and carve out an interior courtyard.

It looks like they didn't do it for 1818 Wash, but it just seems like such a good idea/design. Bringing in more light and air and limiting the long railroad units with interior windowless bedrooms that many of the earlier loft designs Downtown have.

Good to see more projects like this in downtown west. Downtown proper activity is rather solid but downtown
west needs more of these.

Berkadia Q2 Real Estate Report is out. CWE submarket negative absorption for the quarter and the year. STL City submarket negative absorption for the quarter but up for the year. Overall STL Metro has absorbed 528 in Q2 and 1,555 for the year.

It was the only residential thread that came up when I searched for vacancy rate. I recognize their maybe a better thread for this but I wasn’t able to find it

The report was helpful to me at least to illustrate how things are going so far. People are not running ASAP out of cities like some are trying to claim.

If anything we are attracting new folks from the expensive coasts that can suddenly work remotely. Housing market is going gangbusters.
