Not sure about the project east of the stadium. I do know that Cupples 10 will be office.urban_dilettante wrote: They're calling it Couples 10? I love it. Do you think the one east of the stadium will be at least as tall as Tums (5 stories)? That would be alright in my book. (By the way, where does that expression come from?)

I assume the city garage on 10th next to the demolished Cupples 7 site is what Koman is hammering out an agreement with the Treasurer's office, but I wonder if it is the Cupples 7 site itself or something else nearby that office building would be on.... there are a couple of surface lots in private hands in the 1000 blocks of Clark and Spruce that the garage could serve.
McCormack Baron has some kind of interest in the prime surface parking lot just to the west of Busch Stadium and south of The Westin; hopefully something great can come there before long.

I think Cupples 10 will be the lot due west of the stadium, backing up to the metrolink track. I haven't seen the site plan, though.

^ excellent... that is the "prime spot" I mentioned above.
Realizing you can't say too much, but I assume that this is not being built on spec? So what type of relocation news are we in for? Exciting (i.e. company from mid-Illinois/Chesterfield/etc) moves downtown or meh (company relocates from elsewhere downtown)?
The lot east of the Stadium is the one I really hope goes big. It's a once-in-a-lifetime chance to really make an impact on the skyline; I'd hate to see the opportunity lost.

^ I assume we'll see something similar to the massing of the surrounding Cupples warehouse buildings for the Koman project, which can be substantial square footage, but yes, the Broadway/4th St. lot really provides potential for something striking and tall.

I think the city-owned lot at 11th and Spruce is a more likely spot for the new building.

^ I think the only way to settle the issue is for Koman to announce the darn thing already!
^ Yes, the best part when and if this announcement comes as well as for the east side of Busch stadium is the relishment in my mind is that these developments will clearly be egg on the face of Cordish/DeWitt.
Just FYI, ICF International, a consulting firm working with Ameren will be increasing their staff to 21 from about 8 and take up some more space in the Equitable Building.
Small gain, but a gain none-the-less.

^ nice... I think that is one of the stronger office buildings downtown with HOK's relocation and a couple other gains. Also saw in one of the 1Q 2016 office reports that Anders took up another 20,000 sq. ft or so with an expansion in the 800 Market Building. And Fed Reserve had a new lease of 50,000 sq. ft. in 500 N. Broadway.
Indeed; a redevelopment board bill has been filed for that lot.Presbyterian wrote:I think Cupples 10 will be the lot due west of the stadium, backing up to the metrolink track. I haven't seen the site plan, though.

Is this it?Presbyterian wrote:My limited understanding is that Cupples 10 will be west of the stadium and will be fantastic. The other project will be east of the stadium and will be alright. But I don't have confirmation on all of that.

I don't have paid access. Developer is Koman, I'm told. Primarily office.

Just speculation here, but if Nestle is moving 400 people over to 100 N Broadway that would seem to match up pretty well with the $750,000 building permit for renovating three floors that appear to be fully vacant for a total of around 60,000 sq.ft. Would be a pretty big deal for the CBD and a certainly for the building itself... according to Loopnet, occupancy is around 65%.

Sigma-Aldrich is seeking city incentives to move about 100 employees from elsewhere (not sure but sounds like maybe from Research Park iin St. Chuck's) to the hq office.... looks like they have a large, unfilled first floor space.robertn42 wrote:^I was happy with the Sigma news as well. I have several friends in higher-level positions there and they were understandably nervous after the news. In their mind they were always in the buying mode. They were truly shocked by the acquisition. Since the initial news though they feel like there will be significant research investment in St Louis and any losses would be administrative.

I just wish the facility were a little more out of the shadows and in the more walkable midtown.

FWIW - that image is several years old now. The developer continues to try and put together a plan for the Muni Courts and adjacent lot, but I don't know of any new news.
I read back through this thread a little and appreciated a lot of the info.
Anyways, I work in the Blanke Building (SW corner of Purina's Campus, although no purina people are in it anymore). When I started 2 years ago I would say it was at best half full, now it is almost completely full. They had to add a new parking lots in the last year or so to accommodate the growth.
The company I work for is small but has been steadily adding jobs. A majority of the new people are moving in from out of state.
Hopefully the downtown can keep a positive trend. It is nice to see more outsiders moving in.
Side note, I also know of a company moving one of their entire brands from out of state to St. Charles. That doesn't help downtown but I thought it was noteworthy. I'll pass along the name when I hear it is okay to.
Thanks again for all the info on here.

Apparently Purina has "quietly" moved 500 new jobs to the city... hopefully it's not such a secret anymore and DT stakeholders shout the news.jshank83 wrote: Anyways, I work in the Blanke Building (SW corner of Purina's Campus, although no purina people are in it anymore). Business Journal reports Coolfire Solutions (415 N 10th) is adding 11 jobs, which will bring their headcount up to 35. Good for them!

David Nicklaus of PD has a pretty fair article IMO in the Sunday early print edition of why this might downtown's chance to gain new class A office space with proposed Cupples X and BPV phase II or might be another drought if they don't happen. Can't find it online yet
