I don't know if it's considered office in the listings, but 1900 Station Plaza (just a bit north of Union Station) is being re-developed as apartment units. Apparently the building became offices in the 1980s but has long been empty. So that could have a positive impact on the vacancy numbers.

^ sounds like it would be more carving out existing space in the building but still great to hear.... I had just posted earlier this morning my desire to see a T-Rex building behind the Lammert anchored by a rapidly growing company.

I think the Laclede Gas building (the original one on Locust) is somewhat of a destination for t-rex grads for now, but perhaps we'll be in a position in a few years to get also be able to launch a new building tailored for tech.

When lammert building was bought by T-REX it had 120,000 sq ft of vacancy. When companies moved in last march they occupied 50,000 sq ft. They have since occupied another 30,000 sq ft. All offices are sold out with a waiting list. Additional capital needs to be raised to build out the remaining 30,000-40,000 sq ft. After this space is filled I would expect a t-Rex II to be contemplated. I would expect t-Rex graduates to continue to occupy space in existing office space within a 3-4 block area. I agree the parking lot behind lammert would make a great future addition. Rams need to move to LA or north riverfront before parking lot could be bought. 2015 will provide continued positive growth in downtown office space occupancy by tech companies but only at 10,000-20,000 sq ft chunks.

P-D (behind the curtain) says Laclede Gas should begin moving folks into their new digs in March. I was disappointed though to see that New Markets tax credits were put into the project.... those credits are scarce and I'd rather see them used for things like Jefferson Arms or Chemical rehabs that would actually add new life as opposed to just shifting workers from one building to the next. But it will be good to get the building back online.

The GenAm building was vacant, or "dead" and by moving workers to the building, Laclede gave it life. If Laclede stayed at 720 Olive, then GenAm would still be vacant, and 720 Olive wouldn't be converting some floors to residential.

^ good stuff and great building.... I really hope Lower Washington area begins to pop in this year and lead to momentum for the Mercantile Library/Lasalle block. I also wonder how that co-working space is going that was set up in the Millennium Center or whatever it is called now.

As expected Metro is moving to the Metropolitan Square Buiilding:

Also, HOK completed its move to the Equitable Building this week.

I like Metro's move to the core CBD and wouldn't be surprised by a relatively quick conversion to residential of its Landing building. I truly think the time has come for our city to discover riverfront living and the area will become an actual neighborhood.

Stewart Title and about 200 employees will be moved into 500 N Broadway officially on Monday, floors 8/9. they were at 1831 Chestnut across the street from Union Station.

500 N Broadway has come a long way with occupancy and the lower Washington area in general seems to be coming along nicely.... hopefully the MCM at 505 Washington will get its due soon!

This is super minor, but all additions are positive, I suppose.

The building I work in, the oddly named Art of Living building just south of downtown (technically Lasalle Park, I believe), is building out the rest of the basement space as office units.

Additionally, my employer keeps growing, and so we're adding jobs within the existing built out office space.

We're talking pretty small numbers here, but growth is growth, right?

I have a little inside info that a certain website currently located in the Loop will be expanding and moving downtown in the very near future. They have a few hundred employees and have outgrown their current location.

^ While it is musical chairs, I think this is a good move that puts downtown's seating arrangement in better order. It will put more workers back into the core cbd, soak up some Class A office space and open up a nice building for residential redevelopment. Can't think of any negatives as long as the Landing space moves in a reasonable period, which I think will happen.

Some new jobs to the city and Landing.... a logistics company has opened a 25 person office in the Witte Building (same building as where Hannegan's is, I believe) with hopes to grow to 150 in the next few years.
