Very frustrating and seems like a familiar refrain: Avalon theatre, Hampton Target property, that three-story building at Grand and Holly Hills in Carondelet.

Its been the same situation for a decade. He also owns the vacant buildings across the street, and its the same deal. Yes, its pretty frustrating. The only way to force someone out of a property who is paying their taxes is eminent domain, which is a road we aren't going down. So we wait. On the City side, we're more than happy to entertain any other developer there, and we haven't said no to anything. The issue is no one has been willing to pay the listed price for the property.

Edit: We did say "no" to using that property for overflow car storage for a dealership.

So almost no hope at all and we should just assume that the majority of the heart of Dogtown will be an empty lot? *sigh*

I'm just answering the question about why its vacant. Its the owner. I'm a realist. We live in a region with not enough people and too much land. Developers have lots of options for property and people won't overpay. 4900 Lindell is vacant, the Schnucks at Clayton & Hanley is vacant - there is prime property all over the region that is idle. Too much supply and not enough demand. The situation isn't hopeless, its just takes the right buyer and the right seller. It will happen at some point - its a potentially great property, so I hope it happens sooner rather than later.

I've heard work is happening at the old Felix's location. Anyone with a scoop on what's going in there?

Yep, it's a whisky bar. The post did an article on it awhile back. I can't find it now.

^ Renovating. Operating on the first floor and basement. To be named Stone Turtle (play on Turtle Park's turtles). I'll leave the rest behind the paywall, but sounds cool.

Might be something worth watching near Dogtown. 17 properties up for sale. Dogtown is seeing a lot of infill, could be a good opportunity for more.
