There are actually some pretty awesome spots north of Delmar right around there.  Beverly Place just a block east is a cool private street with some great houses
And Windermere Place, too. Cabanne Place. Lots of great homes up there. And cool apartments too.

I suppose what I was a bit surprised by wasn’t that she was saying the area was cool (both north and south of Delmar), but rather the lengths she went to. She suggested that we’re really close to beginning to see a canyon effect down Delmar, suggested that it has the ability to be as much a 15 minute neighborhood as CWE, and called Delmar and DeBaliviere this city’s Hollywood and Vine. Really a lot of praise for the surrounding neighborhoods heaped on in this article. She definitely knew good chunks of history about the area.

I noticed that too. Impressed me.

Some real stinkers development-wise too. Land-wasting single story stuff, ugly,. Wide-lot new houses with driveways when they could have put an alley in or where there is an alley, not used it. Those two buildings that occupy what should be the backyard of 5800 Cabanne. I realize they're someone's home, but boy it was tragic when the great building across the street burned while those endure.

Then there's the street blockages and missed/foregone opportunities to add connections and reduce block lengths. Run DeBaliviere north along with the greenway. Run Laurel north, could have made it to Cates before the new houses were built. Break up these long blocks. Straighten out Clemens to Belt. But that all would have taken money that wasn't there.

Anyways the discussion was great to hear!

I didn’t realize how much of this was already open. According to the BJ article, 21 non-profits and one business has already moved in as of the end of 2021. The apartments and other components are still under construction. Solar array will cover the parking lot off Belt.

I am the historic preservation consultant for Delmar Divine, and can confirm that a lot of work has been completed. We are racing to a spring completion date for both office and residential spaces, as well as landscape and parking areas. It's a thrilling transformation and I am sure that many of the forum members will be pleased with the results.

$30M expansion planned for Maxine Clark's Delmar Divine development
Construction is expected to begin later this year to add about 80 new apartments, additional offices and community space at Delmar Divine, located at the former St. Luke’s Hospital at 5501 Delmar Blvd. in the city of St. Louis’ West End neighborhood. That will add to the project’s initial $89 million phase, which included development of 150 apartments, office space for nonprofits and retail storefronts. Construction on Delmar Divine’s second phase is expected to begin in the fourth quarter of 2024 and be completed in 2026, said Maxine Clark, the Build-A-Bear Workshop founder who has spearheaded Delmar Divine. Development costs are expected to range between $30 million to $32 million, Clark said. Bids are currently being sought for the project. Financing for the project is still being finalized but could include New Markets Tax Credits and state tax credits, Clark said, and the second phase includes the same partners and investor group as phase one, including Clayco Executive Chairman Bob Clark. Maxine Clark and Bob Clark aren’t related.
Delmar Divine’s initial phase, first announced in 2017, officially opened to residents and commercial tenants in 2022, and included developing 310,000 square feet of the former hospital complex’s 450,000 total square feet.
The remaining space to build out at Delmar Divine was St. Luke Hospital’s nursing school and dormitories, Clark said. The project’s second phase calls for adding about 80 one- and two-bedroom apartments on the upper floors, with the main floor adding about 20,000 square feet of office space at the site. The building’s former gymnasium will be turned into a community space, allowing community space located in the project’s initial development phase to become additional offices that will be rented out.
“This all connects via a main corridor and will be accessible to our amenities already created,” Clark said.

Got to hand to to Maxine Clark, she is one of the few corporate persons in the region that is all in on the city.  Between this and relocating BAB to Union Station big hats off to that lady.

^ I would certainly rather have these developments than not, but I'm guessing that she is also making $$$ on these investments. From what I recall, the rent isn't exactly cheap, and I think that all or most of the 1% earnings tax is abated at Build a Bear. So, I'm guessing there is more of an economic incentive than a philanthropic one. But, that's capitalism, can't do much about that!
