I'm intrigued by what the "DIstrict Hall" amenity is and where that may fall in the timing. Anyway, if they get that portion of the district filled in like depicted it should be pretty awesome.

^ I know being near Cortex was a big piece of the STL push for retaining NGA.... I wonder if actual office presence is contemplated in Cortex or whether just more connections/collaboration.

^ impressive indeed and getting the mixed-use underway will be a real milestone for the district. A 250 unit apartment tower is no small thing; I can't wait to see renderings. I also wonder where the 40,000 sq. ft. of retail will be - scattered around or mostly concentrated in a single building? Seems like options on the site plan for concentrated retail would be in this "District Hall" thingy or on the Cortex One surface lot.

^ My criticism or Debbie downer comment is that I would like to see Wexford succeed on breaking ground first on more office, lab and commercial non-retail space to continue attracting companies to the area & the well paying jobs that come with those companies. Specifically the $45 million dollar 5 story lab building noted in the same article. Heck, I still think Pfizer would work well in CORTEX if planned right but that sounds unlikely. But it will undoubtly be big boost forward if Wexford succeeds at $350 million 5 year plan also noted in the same article.

My gut and certainly speculative feeling is Wexford's proposed mixed use/hotel might soak up some of the remaining demand for any more larger mixed use projects/infill for CWE or Mid-town until another slug of companies and jobs move into CORTEX. Also, will it impact Koplar/Koman/Clayco ability or even Green Streets Grove/Chotteau project going forward? In addition, Grand Center seems to fallen back on parks and green space with some infill projects hinted at stalled.

I believe their was a Grand Center parking structure related with Fox Theater in the works as well as a mixed use infill as part of it that has been quiet for a while. In addition, I used the word stalled loosely as probably lumped Lawrence Group's infill/phase II development as part of the Missouri Theater building into my thoughts. Just in the back of my mind it seem like their was a burst or talk of parking structure replace surface lot spaces for some mixed used infill that really hasn't materialized yet.

Either way, ground broken on $140 million of development in CORTEX this year is good news. Somewhat surprised that Wexford is leading the hotel and some residential as up to this point I was assuming that CORTEX was going to team up with local hotel/hospitality company such as LHM or Drury and residential developer(s). At same time, Looking like Wexford will be one more out of town developer who can make things happen in St Louis.

St. Louis Construction News and Review reported that Crylen said at a meeting last week of the Associated General Contractors that Wexford plans to break ground this year on the $165 million project of a hotel, a 250-unit apartment building, 40,000-square-feet of retail and a parking garage on Duncan.

Microsoft rumored to be taking 25k sq ft.





“We are seeing substantial additional interest in tenants wanting to come into Cortex,” Dubinsky said. “That’s why we’re trying to move so fast on phase three.”

If Microsoft moves in, it would be another feather in the cap for Cortex officials, who in the last few years have recruited major names such as Ikea, Square, the Cambridge Innovation Center and TechShop to the 200-acre business district in Midtown.

Actually, if this pans out it would be huge for the region.

Square, Pandora, Uber etc. are all great and wonderful assets (feathers), and I'm sure Square was looked upon as a "hometown" firm planting (or reestablishing) roots, but a serious Microsoft presence is upping the ante - the game. It's bound to cause other big Silicon Valley firms - even though Microsoft is Seattle-based - to look at St. Louis more seriously now.
