^ Biggest problem with Cortex leadership is they are prioritizing parking over all other development. That big parking garage they plan to front the new Metrolink platform is a big mistake (grey in the conceptual site plan below):

Randy, I think tenants and demands are driving parking. Question is, how can you incorporate just enough structured parking that meets tenants demands and how do you pay for it. Otherwise, without tenants you will get a lot of nice looking renderings and several more years of empty spaces.

Cortex isn't trying to address this challenge as you described it. Here is a site plan from 2014 showing a massive 2,450 car garage fronting the location of the proposed Cortex Metrolink station (at lower left in the site plan):

Now how would a Metrolink rider get from the Cortex station to say, Building 3? What pedestrian accommodations are they planning? Any?

Randy, that site plan is a bit confusing to me, for example it looks like there is a @4240 expansion that would front the Commons and head to the station. But I'd be really surprised if the plan is to have a parking garage directly next to the platform... for one, it would be a huge divergence from the station conceptual design that has been released and it also would seem to be a real tight fit to get it crammed in between the @4240. And visually it would just be out of character for the goals of the Commons. I do believe that the grey space further east is a large garage, and I've seen a rendering of the lab/office space where a garage is shown behind it.
I guess we'll have to wait and see.

I just wanted to remind everyone who insists that Cortex is TOD that the main features Cortex plans to develop next to Cortex station are parking lots and parking garages.

It is very strange to plan a greenway along the tracks to a linear plaza and then plan a garage along it with pedestrian access on the other side of the block. They can't possibly plan a garage for that spot.
^ But that is precisely the plan, for St. Louis's new "walkable" district. This is "TOD" in St. Louis.
IMO it makes more sense, but is very lazy planning, to flip the site plan 180 degrees and allow pedestrian access to the new US Steel site buildings from Metrolink. However, I would prefer the parking to be hidden from the street level and the Metrolink platform.

that site plan is not the latest.... that was pre-Tiger award and Cortex did say that whether or not the Boyle station was constructed would impact the extent of parking. As I mentioned above, I have seen a rendering of a large parking garage behind the new Wexford office but it's not 11 stories. Is this the latest render/site plan? It has surface parking still fronting the platform directly to the north, but the garage looks a little downsized and moved east:

^ yes, that's the latest Wexford site rendering at least publicly released I believe.... was for the TIGER grant. I suspect that the rendering just doesn't show the planned development of the Metrolink station as that was a work in process; again as far as we know that will include a number of features as depicted in the rendering posted previous page.

The @4220 Building exterior seems pretty much done with glass in place.... I'd say it's a step up from the Cortex One across the street but far from wow!
RW, too bad their wasn't a hotel noted in that slide for phase IV. At same time it probably a pretty good sign that SLDC was given blessing to state a new mixed use residential midrise and @4220 along with Crescent Building. Both would be new construction & infill on existing surface lots. I doubt any of that would be in the presentation without some high degree of confidence.

^ with the recent demolitions I wanna say that the only vacant left (besides Crescent) is the one on Duncan just west of Cortex One and across the street from Crescent. Offhand I believe it is a two-story and its frontage covered in sheeting.... I suspect its pretty old. Probably will be demolished at some point. Other than that I can't think of anything... maybe something over in the SE quadrant by the standalone tech office or north of FPA but nothing comes to mind.
edit: that warehouse complex addressed is owned by WashU; can't tell if it's still utlized for storage but if the plan is to keep it I hope they spruce it up once Crescent gets rehabbed.

I sure hope that mid-rise residential gets built as shown in the rendering. Great looking building, and really adds to the street-wall along Forest Park. I can't wait till we see some quality modern design around here!

As I've said elsewhere, @4220, Cortex 1, and BJC @Commons all look like they came out of the same mold. We need some variety.
