If I’m reading the District redevelopment plan and city zoning code correctly, a gas station requires a conditional use permit in the “H” Commercial District. Seems worth it to contact the Alderman and St Louis Midtown Redevelopment Corporation that residents are opposed to allowing a CUP for a gas station in this location, and we want a higher and better use for this high profile spot

This property at 3527 Chouteau, formerly For Sale, now has a permit application for the existing E.J. Welch carpet store building to be turned into a Walgreens Pharmacy. 3537 Chouteau next door also has or had a NAIDESCO For Sale sign on it (from Google Streetview), but doesn't look like it has sold yet. There is a coffee shop shown on Google Maps at 3537 Chouteau, but not sure if it's really a thing...?
Anyway, the suburbanization of the Grand/Chouteau intersection continues...

New build on Vista Ave-
We are building a new home with UIC on Vista Ave and have been told that our construction permits would take 9 weeks to be approved by the city. Is this normal? I know with Covid that things could move slowly, but this seems extreme.

Seems long though not out of the realm of possibility. The building division says the average permit issuance time is 31 days this year up from 19 days average the last two years. I'm guessing that's due to many fewer small projects.

Also, just for the record, we had luck (from a timing perspective) just walking in and talking to the plan reviewers at the city.
